What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

Anyone appointing an estate agent to sell a property in Manchester should first clarify the proposed sales route. For Express Estate Agency, the supplied material documents both experiences of property transactions through the agency and an online process for requesting a cash offer. Owners should therefore distinguish between an instruction to market a property and a specific purchase offer. Requesting an offer should not be treated as securing a completed sale.

Before appointing an agent, it is sensible to request written details of fees, contract duration, cancellation arrangements and the scope of support. For a cash offer, owners should also clarify the buyer's identity, any conditions and the basis of the proposed price. An independent assessment or comparison with similar properties can help put the price and preferred timescale into perspective. The selling timescales selectable in the online form do not, by themselves, constitute a commitment to complete within those periods.

Practical considerations include named contacts, agreed updates and clear arrangements for viewings. The supplied reviews describe differing experiences of availability and coordination in particular. Prospective clients should ask who organises viewings, how interested buyers are supported and what assistance is available through to completion. Changes to the asking price should also be expressly agreed and documented. These are general selection criteria, not a legal assessment of the provider or any individual contract.

Selected reviews on Google

The supplied Google data reports 4.2 out of 5 from 3,520 reviews. The selection provided is not a comprehensive analysis of all reviews. Recurring positive themes include personal support from individual staff members, helpful answers and regular updates. Some reviewers also report a quick sale or arranged viewings. Critical accounts focus particularly on general availability and communication with sellers and prospective buyers. Even one positive review distinguishes between accessible individual contacts and difficulty reaching the Manchester office. Other individual complaints concern missed viewings, viewing support that did not materialise, insufficient assistance on completion day and a price reduction that the reviewer says was not authorised. These accounts reflect individual experiences and allegations rather than independently verified findings.

We engaged Express for the sale of our house June 2026 based on a previous purchase we'd made via them. And happy we did. The agents are switched on, responsive and supportive. Particularly we had good relationships with Georgia Corrigan and James Latham. We had a very speedy sale, and were delighted with the whole process. Georgia called us and kept us up to date and conveyed messaging professionally and efficiently. We would not hesitate to recommend Express, based on excellent customer experiences. Well done all.

Started off well talking the talk, it became quickly apparent that they can't live up to all they say. 1. Vetting buyers so you won't have any no shows. Not only did we have plenty of no shows but Express were often completely unavailable to provide clarification if anyone was coming, despite claiming to have a 24/7 enquiry line. 2. Initially said they could provide a viewing service through a 3rd party. This never materialised despite repeated requests until I told them we were removing our property from the market. 3. And by far the worst point. We had multiple prospective buyers let us know how poor the communication had been with one giving up entirely and having to post us a letter. 4. I don't believe in coincidences, but some how they found us an offer the same day I told them I was removing my property from their service. 5. Provided no help to ensure completion day went smoothly

I once left a review to this agent with one star but I had remove as I was promised from their one representative to cancel their contract after almost 3 months wasted to find me a buyer when they didn’t and after their big talking and promises to sell my flat in west London in heart of Ealing they failed and fact was empty for months hoping for them to find me a buyer after finally agreeing to let me go and find local agents at that time surprisingly found me one buyer thats after knocking the price of 3 bedrooms apartment in immaculate condition for £450k from £500k without my permission yes i did struggle to sell for £500k but I did mention that we drop it £480k then just at that time I was looking at London estate agents they got me one interested buyer when i wasn’t aware of that huge reduction £50k they offered £455k I agreed to it and I regret it since then as there’s nothing for

Elliott has been amazing, which is thankful after he gave me his direct number, as ringing the Manchester Office number never gets answered!! On Friday 10th July I had MANY failed attempts to reach anyone between 10am and 1pm Also when Elliot is at lunch then Ryan takes messages or actually answers my queries… Well done Elliot and Ryan (just a shame that Ryan is a Man City supporter 🙈)

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
