What to look for in Paris

With agents in Paris, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Paris – what matters

When choosing a real estate agent in Paris, experience with the specific neighbourhood and property type should be a priority. For an office focused on the Marais and nearby areas, it is worth asking for comparable properties in the immediate vicinity. For apartments, relevant comparison criteria include floor level, lift access, natural light, building condition and recurring co-ownership charges. A general specialism in residential or luxury property does not replace assessment of an individual listing.

Sellers should ask which comparable market data supports an on-site valuation and how the proposed asking price is derived. The scope of marketing, fees, duration and any exclusivity of the agency agreement should also be clearly established beforehand. Buyers can clarify which property documents are available and who will answer outstanding questions about condition, energy consumption or planned building works.

For investment properties, expected rental income and ongoing costs should be assessed separately rather than inferred from the purchase price alone. International clients should agree early on which language will be used for viewings, discussions of documents and subsequent communication. The languages listed by the office provide an initial indication; the availability of a suitable adviser should be confirmed.

The extent of support at handover also deserves a specific question, for example regarding electricity and internet contracts. These points provide general guidance and do not replace individual legal or tax advice.

Selected reviews on Google

The supplied Google data shows 4.9 out of 5 stars from 131 reviews. In the provided selection of five reviews, all rated five stars, recurring themes include professionalism, responsiveness, helpfulness and attention to individual preferences. Several accounts describe experiences of international buyers; Romain Moles is specifically praised for communication in French and English. Two reviewers speak positively about the service despite not completing a purchase. One review asks for more information for foreign owners about handling electricity and internet arrangements, particularly returning the internet router. This is an individual criticism within the supplied selection, not an established recurring pattern. The selection does not represent all reviews, and one review is available only as an excerpt.

Romain Moles is the consummate professional - extremely knowledgeable, helpful, resourceful, responsive, hard-working, friendly, and an absolute joy to deal with! He is perfectly bilingual in French and English, making interactions entirely seamless, knows his way around the Paris real estate market, and is entirely tuned-in to client needs and desires, with an unparalleled sense of client service. He’s super respectful, punctual, pro-active, extremely intelligent, honest, trustworthy, reliable, demonstrates great personal and professional judgment, always follows up, and has a great sense of humor, not to mention a terrific professional network, which is extremely helpful. I can’t recommend him highly enough for anyone looking to buy or sell real estate in Paris — five gold stars doesn’t even begin to do him justice!

Buying a home in Paris as a foreigner can feel overwhelming, especially in the current market. With local buyers affected by high interest rates, I often felt that some agents saw foreign buyers, particularly Americans, as an easy opportunity and were more interested in making a quick sale than helping me find the right home. Then I met Romain. After meeting quite a few agents, I often had the feeling that many were simply trying to sell me whatever they had available, whether or not it was a good fit. Romain was the complete opposite. From the very beginning, he took the time to really get to know me, not just what I wanted on paper, but who I am and what would actually make me happy. He has a rare ability to understand people, and because of that, he found me a home that felt right. It was never about making a sale; it was about helping me find my home. Throughout the entire proces

Dan Haddad at E&V Marias is an exceptional realtor. He was utterly professional, available at all times, helpful and generous. While we ultimately did not purchase an apartment through E&V, this is no reflection on Dan and his colleague Macire, who was also a fantastic support. We would absolutely recommend them as realtors to either buyers or sellers in Paris, and would loved to have completed our purchase with them!

Pierre and Jessica were extremely professional and easy to work with. My only comment is that as a foreign owner, I would have appreciated more info on how to handle the changes related to the wifi and electricity. I didn’t know the wifi box had to be returned and found that out from a friend. Otherwise everything else was perfect.

One of the top real estate agency in Paris. I had to pleasure to meet Dan Haddad. Such a professional agent always doing his utmost to satisfy my picky needs. We finally could not close a deal but not because of Dan's lack of dedication. If only all Parisians were like him. Bonne continuation.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
