What to look for in Paris

With agents in Paris, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Profile summary

METROREALTY — Agence Immobilière Paris 1er at a glance

METROREALTY is a real estate agency based at 18 rue Molière in the 1st arrondissement of Paris. Its services cover property sales, purchase assistance and valuations in Paris and the Île-de-France region. The website positions the agency in the high-end segment, listing Haussmann-style apartments, private mansions, second homes, lofts and income-producing buildings among the property types it handles.

The agency serves French and international clients, including investors. It lists French, English, Dutch and Spanish as its service languages. Its offering includes a free property valuation within 48 hours and assistance from valuation through to signing before a notary. The website also describes the use of virtual 3D viewings and data-based market analysis.

Its stated coverage extends to all 20 Paris arrondissements. The team presentation lists four advisers. The supplied Google data shows a rating of 5 out of 5 from 243 reviews.

The company history is not consistent across the website: 2004 is presented as the founding year, while a co-founder’s profile mentions 2021 and another passage describes the creation of a METRO REALTY structure in 2024. These statements do not establish an unambiguous founding date.

Editorial context

Working with a provider in Paris – what matters

When choosing a real estate agent in Paris, experience with the specific neighbourhood and property type should be a central consideration. For Haussmann-style apartments, private mansions and lofts, which METROREALTY lists among its specialisms, condition, floor level, lift access, natural light and building characteristics can substantially affect comparisons. A valuation should therefore explain its comparable properties and property-specific factors rather than rely solely on an arrondissement’s average price per square metre.

Anyone requesting a free valuation within 48 hours should clarify which documents are required, whether an inspection is included and how the findings will be presented. Before appointing a selling agent, discuss the scope of work, marketing channels, any exclusivity, contract duration and fee arrangements. For discreetly marketed properties, ask how prospective buyers are selected and viewings organised.

For overseas buyers, METROREALTY’s stated multilingual support is a relevant consideration. Nevertheless, clients should establish who their contact will be, which steps can be handled remotely and what assistance with documents or coordination with other professionals is included. Language support does not replace independent specialist review.

For apartments, request available information on the building’s status, shared costs, planned works and technical diagnostic reports at an early stage. Google reviews can provide indications of communication and working practices, but they do not replace scrutiny of the individual property and the agreed services. These points are general guidance rather than legal advice.

Hi. I have been overwhelmed by this he place I visited. Very central within a lovely walking streets , feeling of a village within Paris. The flat is still in a quiet place with high sealing given such light and space. Charles has been excellent in selecting the type of flat I am looking for and his open minded and customer oriented approach makes a real difference in our search. Looking forward to visiting that place again.

We had the absolute pleasure of working with Meghan and Rodolphe to purchase a home in Beaune, and we truly cannot recommend them highly enough. From start to finish, they were exceptional—helpful, responsive, and incredibly knowledgeable. Buying property internationally can be overwhelming, but they made the entire process smooth and even enjoyable. They explained every complex detail clearly, handled translations, arranged showings, and coordinated everything from insurance to utilities. Their local expertise and international experience gave us so much confidence, and they were always kind, professional, and one step ahead. We are so grateful for their support and would wholeheartedly recommend them to anyone looking to purchase property in France.

Highly recommend this agency. We used them to purchase an apartment in Paris while living in New York. They are very well versed in how to approach foreign buyers are super professional and efficient and also have great contacts for everything you need for your project: notary, loan broker, builder etc. Our agent was Laurence Desjardins and she did a spectacular job. Laurence is totally bilingual French-English, very personable, professional, responsive and helped us achieve a great outcome within our timeline. I would use her again for any Parisian sale or purchase!

My experience with the team at KW Fortis was positive. In particular with Laurence Desjardins who is a consummate professional. She remained helpful, upbeat and positive throughout the entire process. Answers to any queries I had about the property were given quickly. Sandy was also very helpful, detail oriented and took the necessary time during the exchange of contracts. If you’re looking for a professional real estate agency, I absolutely recommend KW. Ask for Laurence!!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
