What to look for in Paris

With agents in Paris, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Paris – what matters

When choosing an estate agent in Paris, the first step is to clarify the specific task to be handled. This branch explicitly lists sales, purchases, lettings, rental management and commercial property. These activities involve different processes, so it is useful to establish the responsible contact and agreed scope of work at the outset.

For a sale, ask how the valuation is prepared and how location, condition and comparable properties are taken into account. An online estimate can provide an initial reference point. Prospective clients should check whether a property visit and an explanation of the recommended price will follow. Marketing activities, progress reports, fees and the duration of the appointment should also be discussed.

When looking for a rental home, clarify the required documents, the steps following a viewing and the preferred communication channels early on. This is particularly relevant for international applicants: individual reviews describe assistance in such cases, but they do not establish a commitment regarding other applications or processing times.

Owners considering rental management should ask which administrative tasks are included, how accounts are provided and how rent arrears are handled. For commercial property, the intended use should also be checked against the premises offered. Additional services described on Laforêt’s network website should not automatically be treated as part of a local agreement. Availability, costs and conditions should be confirmed directly with the agency. These points provide general guidance rather than individual legal advice.

We just had a visit with Geeviga in Montmartre - best apartment we’ve ever visited! And Geeviga was so so nice and professional! She greeted us with warm smiles and positive energy. She provided us with all the useful information we needed and answered our every question. Thank you again Geeviga! ☺️

My review is for all the expats in Paris - Louise Denis & team were extremely efficient and helpful in helping me secure my new flat with my husband. Since we had an unconventional file with me being a foreigner, Louise was able to find a solution within 24 hours. We were able to secure the flat within 1 day of viewing it. Amazing! Admin & check-in process were smooth - and all done over the French holiday period which is not easy by any means...so 5 stars from me.

Celia at Laforêt was brilliant! Finding somewhere to live in Paris, particularly as a foreigner student, could have been stressful, but Celia found me a place to live instantly and made the experience extremely pleasant and enjoyable. Celia and the Team guided and supported me through the process and I was able to live in my apartment of dreams quickly and easily. Celia is extremely kind, caring and helpful, easily contactable by the phone, and I am so grateful to her and the Team for all of their support! Thank you for my beautiful apartment! I am so grateful for you!

Would put 0/5 if i could. This agency is lazy, rude and overall awful at their job! Unless you are buying a place, dont even bother. They dont care about renters. They dont answer the phone, if you do get through to them, they are rude and offer no help ! And forget emails because they will never get back to you. I find it laughable that all their positive reviews are from people buying, i wonder why! With how hard the rent market is in Paris and all the scams, its truly disappointing to see such a big agency be so rude and unwilling to help

Alexandre went above and beyond for me selling my apartment in Paris and finding me a new place. He was great at communicating and listening to all my wants and needs for the new place. It was especially helpful that he spoke English as well, as my French is not fluent, therefore making sure nothing was lost in translation.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
