What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

When choosing an estate agent in Manchester, first establish which service is needed: sales, lettings, ongoing management or investment advice. C&R Properties lists all these areas and handles both residential and commercial property. Prospective clients should therefore ask about experience with their specific property type and location rather than assume equal specialisation across every market segment.

Sellers should discuss the basis of a valuation, the marketing plan, fees and the support provided through to completion. Buyers should raise questions about condition, ongoing costs and ownership arrangements early. For leasehold properties, the available documents and any unresolved issues deserve particular attention; an agent’s explanation does not replace independent professional scrutiny.

Landlords should distinguish tenant-finding services from full management. Responsibilities, reporting arrangements, void periods, repair approvals and associated costs should be clarified. Prospective tenants should prioritise viewing the property, recording its condition and understanding how defects are reported. An online reporting facility alone does not establish response times.

As C&R Properties offers evening and weekend viewings, applicants can ask about specific availability. Property advertising should also make clear which images show the actual condition and which, if any, have been visualised or edited. Reviews can provide additional pointers, but should be considered in light of the reviewer’s perspective, individual circumstances and the selection presented. These are general considerations, not legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 3.2 out of 5 from 340 reviews. Within the provided selection, communication and support during sales and purchases receive repeated praise. Two reviewers highlight Matt, including his handling of questions, assistance through completion and support with leasehold complications. A landlord praises responsiveness and the management of void periods. In contrast, one tenant reports what they describe as inadequately addressed mould problems and a substantially delayed refrigerator repair, while acknowledging efforts by some staff members. Another reviewer criticises imagery in a property listing that they perceive as AI-generated. These are individual experiences drawn from a selection and do not represent all 340 reviews.

Thank you C&R Properties and particularly Matt for all your hard work in selling our property, especially keeping everything moving and everyone happy while we went through some tricky details with the leasehold. I would definitely recommend you to anyone letting or selling. We felt like we were in safe hands all the way through.

if i could give someone 0 starts i would. We lived in a C&R owned property for 1 year and it was hell. They refused to do anything about the mold that we had to pay to be fixed ourselves. We had to throw away bedding, shoes, towels etc that were full of black mold. It took them 9 months of constant complaining on the portal and in the office for them to fix our fridge that didn’t work and leaked water constantly. One time when i went into the office to again complain about how we just had to throw all our food again from the fridge and freezer, i was carrying a bag of pasta and they said, oh well atleast you have pasta. Some of the staff that were in the building were lovely and did honestly try ans fix our issues, but the rest couldn’t care less. I wouldn’t wish my worst enemy to live where we lived so glad to have left 🩷

I was shown around several properties by Matt who was very friendly and knowledgable about the properties. If I had questions he didn't know the answer to, he would get back to me promptly by email or phone. He was also a massive help in getting my purchase to completion and helped explain any issues that I was unaware of as a first time buyer.

The whole C&R Team do a fantastic job managing my portfolio. They are always ahead of the game in terms of minimising void periods. The team are easily contactable and very responsive to any day to day needs. I highly receommend C&R.

I am deeply disappointed to see AI imagery on C&R Hulme's listing on Rightmove. If you're not showing me real photos of what the property looks like, don't bother at all. It shatters any implied sense of trust, and totally turned us off the property all together. I suggest you reconsider your policy on using AI images on property listings.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
