Management acknowledged the error but refused to adjust the rent. --The "Swamp" Pond: A small shared yard pond was never cleaned or maintained during my 14-month tenancy, creating a massive mosquito hazard (without remedy.) --Privacy Violations: The property owner repeatedly entered the locked, fenced yard for hours at a time completely unannounced. --Delayed Safety Repairs: The rotting wood

I can not say enough good things about Cal-Prop as a tenant. I moved into one of their available units in South Park in the beginning of June. From the tour that was immediately scheduled, to the prompt processing of my application with Ashley, to the easy and quick communication upon approval to logistics of everything else, it's been a breeze. When I moved in, I had a couple issues that were immediately fixed with a handy man the same day! Eric is super quick and communicative as a property manager, and as it's my first time living on my own as a 20-something, it's a huge relief! Super grateful and happy with cal-prop so far! 10/10 :)

When I first began renting from Cal-Prop it was just after Independence Day, 2026. I had a short record as a good tenant, and had to pay additional deposit because of it. Was so happy to be given the chance to prove myself as someone who would neither be a problem as a tenant, nor someone who would later be evicted for non-payment. Of course the home market has changed, and my rent has more than doubled. Over the course of time, I have met many different managers at Cal-Prop. Each, bringing different backgrounds and business expertise. Sometimes when a company grows, a sense of being cared for can be lost. Not with Cal-Prop. Over the last two days, Tyler from Cal-Prop efficiently various maintenance issues… it would have only been one, but yes, I was guilty of not-reporting, and procrastinating non-emergency needs. Tyler is hands down the best maintenance technician I’ve had through Cal Prop. He’s always professional, friendly, and incredibly efficient. He worked around my schedule, arrived on time, and got everything taken care of in one visit—including fixing my blinds, repairing my refrigerator door, and adjusting one of my closet doors. The last time he came out, he repaired my shower door, and I haven’t had a single issue with it since. His work is high quality, and he clearly takes pride in doing the job right the first time. I really appreciate how reliable and accommodating he is. If you have Tyler assigned to your maintenance request, you’re in great hands!

I had a great experience renting through Cal Prop! As a tenant, there were a few situations that required extra communication and coordination, and the whole team was always professional, responsive, and easy to work with.
