Editorial context
Working with a provider in Melbourne – what matters
When choosing a real estate agent in Melbourne, first establish whether the agency’s geographic and property focus matches the particular property. Brady Residential specifically identifies apartments in the CBD and inner-city areas as its specialism. For an apartment in this setting, it is useful to ask which comparable properties the relevant team has recently sold, leased or managed. Published listings alone do not establish achieved sale prices, marketing periods or current availability.
Before appointing an agent, owners should clarify the scope of services, fees and possible additional expenses in writing. For a sale, this includes marketing, inspections and progress reporting. For leasing and property management, responsibilities for applications, handovers, maintenance requests and tenant communication are particularly relevant. Owners should also establish who their regular contact will be and how cover is arranged during absences.
For apartments, managing an individual rental property should be distinguished from managing an owners corporation. As the careers page also mentions owners corporation services, interested owners should ask directly about their precise scope and the responsible team.
Prospective tenants should confirm inspection times, required application documents and the conditions of the particular listing. Google reviews can provide supplementary insights into customer interactions, but cannot replace checking the proposed service arrangement. The supplied selection contains only positive accounts and does not represent all 331 reviews. These points provide general guidance rather than legal advice.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
