Editorial context
Working with a provider in Manchester – what matters
When appointing an estate agent in Manchester, first establish whether the instruction concerns a sale, a letting or ongoing management beyond finding a tenant. These tasks differ in scope, responsibilities and costs. With a provider such as Ascend, whose website highlights sales, lettings and digital marketing, it is useful to obtain a written breakdown of the services actually included. Any additional charges and the terms of the instruction should also be clear.
A free valuation or instant online estimate can provide an initial reference point. Owners should nevertheless ask which comparable properties and assumptions underpin the figure, and whether the property's condition will be assessed in person. Marketing should be considered in terms of its intended audience, publication channels, timing and reporting on enquiries and viewings, rather than photography and video alone.
For prospective tenants and buyers, virtual or in-person viewings should help resolve questions about the specific property. For furnished homes, it is sensible to document the contents, cleanliness and visible damage carefully. Any promised work should be recorded in writing, including its scope, the responsible contact and the intended completion date. Responsibility for handling defects reported after moving in should also be established.
Google reviews can offer indications of communication and service delivery, but they do not replace checking an individual offer. Where feedback is mixed, distinguish experiences during an application from those after handover. Individual reviews cannot reliably predict the outcome of every instruction.

Highly recommend! We’ve had a fantastic experience working with Ardent for our new home. He was incredibly helpful, so nice, and made the entire process an absolute pleasure. Everything was sorted out quickly and it's been completely stress-free. Such a lovely experience, 5 stars all the way!
Honestly worst worst worst company to ever exist. I cannot believe how DISHONEST these people are. We have written evidence of the remedial works they would do before we moved in and they have not done a single thing. The toilets had shit stains on them, the washing machine was full of black mould, broken furniture, awful paint job, they washed paint in the kitchen sink, the door hinge on the ENTRANCE door was broken causing the door to be rattling, mould in the bathroom, leaking boiler with STEAMING boiling water spitting out, there are honestly so many problems it’s ridiculous. They would not clean anything, in the end we had to do it. We had to hound them before they replaced the toilet seats. Literally all of the furniture except the sofas are BROKEN despite us paying for a furnished 2 bedroom apartment. We have been only able to use 1 bedroom because we’ve had to put all the broken
I had a great experience with Ascend, specifically Ektha! Being a first time buyer is stressful and throughout the process Ektha went above and beyond to support me. She always responded quickly, was always helpful and kept me well informed throughout. I would definitely recommend Ektha to anyone looking to buy a property!
Adam was very friendly and helpful throughout the whole process of applying for my flat. He always replied quickly to any questions I had and made everything straightforward and stress-free. His support and professionalism were greatly appreciated, and I would highly recommend him to anyone looking to rent a property.
Great experience! Shantelle has especially been incredibly helpful, polite, and professional throughout the initial stages of my application. She made the process straightforward and kept me clearly informed of the next steps. Highly recommend her excellent customer service!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
