What to look for in Melbourne

With agents in Melbourne, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Melbourne – what matters

When choosing a real estate agency in Melbourne, first establish whether the instruction concerns a sale, a new letting or ongoing rental property management. AReal presents separate teams for these activities. It is therefore useful to ask who will take responsibility for the specific property, who provides cover during absences and how information is passed between departments.

For a sale, owners should understand the basis of the price appraisal, the proposed marketing approach and all agreed costs. An instant online estimate can provide an initial reference point, but it does not replace a review of the property’s individual characteristics. Owners should also discuss how inspections are recorded, offers are communicated and progress updates are delivered.

For leasing, familiarity with the relevant suburb and comparable rental properties is an important selection criterion. Rental providers should ask about inspections, application handling and handover arrangements. For ongoing management, further questions should cover responsibility for maintenance requests, spending approvals and regular reporting. The precise scope should be recorded in writing rather than inferred from the term property management alone.

Prospective tenants and buyers should seek written confirmation of property details, expected timelines and outstanding steps where possible. The available search filters and suburb information can support an initial shortlist. Reviews provide additional context but reflect individual experiences. Where review totals differ in scope, consider the relevant profile, recency and specific content rather than relying only on the headline rating. These are general selection considerations, not legal advice.

Selected reviews on Google

The supplied selection of Google reviews highlights friendly, clear communication, assistance with finding a rental and support during negotiations and contract signing. Charis and Shing receive specific mentions. One critical review of a property purchase describes, from the reviewer’s perspective, poor responsiveness, unclear information about an offer’s status and an alleged failure to pass on a further offer. These allegations cannot be independently verified from the sources. Another positive review explicitly names BnBCulture, so its connection to AReal is unclear from the material provided. These comments represent a selection, not a comprehensive analysis of the 291 reviews underlying the stated overall rating of 4.8 out of 5.

Me and my friends came to Melbourne a month ago, back then we were desparately looking for a livable place to shelter ourselves as the house we previously booked was no good at all. There was a very professional staff whoses name is Charis, came to us around 10 pm and helped us find an affordable and cozy apartment. We are so grateful about that. Keep it up!

We had an outstanding experience with our apartment agent Charis!!! She was incredibly helpful in negotiating with the house owner, ensuring we got the best deal possible. Her attention to detail and dedication made the contract signing process smooth and stress-free. We highly recommend their services to anyone in need of a reliable and efficient apartment agent!

I was attempting to buy a property with this firm as the agent. I felt that the agent lied to me saying the vendor had accepted my offer in principle, I then had my lawyer review the contract, and then I followed up with them and they advised me the owner had gone with another buyer, which they didn't notify me this was occurring - she then said she'd tell the buyer I'd put forward a further offer, which I did, but the agent failed to pass this on Ironically, I was prepared to pay up to 30k more than what the property had sold for I didn't mind that the property was sold to another buyer, the agent was unresponsive, where I had to constantly follow up, unprofessional in most of my interactions with her and I felt really that this firm lacked integrity in their communications with me and their whole process, especially that I felt she had given me false information and I felt she misled

Thank you, Rose and the team for your impressive work on leasing and selling my property recently. Rose is an amazing partner to work with. She is meticulous, and kept me informed on the progress. She sent me regular updates, proactively making suggestions, and attended to my concerns promptly. I would highly recommend BnBCulture for their professionalism and their level of service is beyond and above compared to the other real estate companies in the market. THANK YOU again to the team for your hard work!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
