Editorial context
Working with a provider in Los Angeles – what matters
When selecting a property manager in Los Angeles, owners should first establish whether the company's experience matches their property type and location. Wilshire Properties identifies multifamily and commercial properties as particular areas of focus. An initial discussion should therefore address the proposed management approach for the specific building and distinguish routine management duties from work requiring a separate agreement.
Maintenance and repair procedures deserve close attention. Since the company describes a resident portal and coordination with external contractors, useful questions include how requests are submitted, what coverage exists outside normal business hours, which spending limits require owner approval and how completed work is documented. For buildings with elevators, common areas or mechanical systems, owners should also clarify responsibility for inspections, cleaning and recurring maintenance. A digital reporting system does not, by itself, establish actual response times.
Financial management should provide understandable statements, accessible supporting documents and clear responsibilities. The promised monthly reports and dedicated property manager offer specific points to discuss. Owners should also confirm management fees, potential additional charges, the scope of leasing services and termination conditions in writing.
The mixed review selection can help frame questions about communication, staff continuity and repair handling. It cannot replace a review of the management agreement or a property-specific service description. Individual legal questions should be addressed separately with an appropriately qualified professional.

This was my first apartment that I had the pleasure of renting from Wilshire Properties, and I was very happy with my stay! The owners and their staff are very kind, communicative, and timely with their services. Special shoutout to the on-call maintenance staff, he was very helpful to me in many instances and was always super positive and welcoming! Definitely worth giving them a look
The Plumber Mike from MDG PLUMBING you sent to repair our toilet was absolutely outstanding from start to finish. This is the second time Ive dealt with him and not only did he fix the issue quickly and professionally, but he truly went above and beyond to make sure everything was working perfectly before he left. He took the time to explain what was going on, answered all my questions, and made the whole experience stress-free. It’s rare to find someone so reliable, knowledgeable, and genuinely committed to great service. I highly recommend to keep using Mike from MDG PLUMBING anytime there is a plumbing related issue at the building.
Out of all the apartment complexes I’ve stayed at, Wilshire Properties Granada Hills easily has the best management ever. They’re very understanding, friendly, and most importantly, they address your concerns in the swiftest, fastest, and most satisfactory way possible.
The elevator has not been inspected for over a year. It is partially broken to where it does not take you to the floor you want. The garage near the dumpster is a mess. The upkeep and cleanliness has gone way down since Wilshire Properties took over. Homeless people has been wandering into the building… some tenants have moved out because of it. They redid the facade of the building several months ago which is already falling apart bc they chose a wall covering meant for interior. Overall, we are all hoping management gets better at the least. Manager keeps changing, on our 3 one in less than a year.
DO NOT BE FOOLED BY THE NICE AESTHETIC Pros: Overall clean space and ammenities. The building and furniture are new, so it feels higher-end. Common spaces feel safe and smell nice. Cons: Poor management with frequent days where concierge is not available. They lack professionalism and seem to lack structure within their own team. Donmt get me wrong, some staff are very nice and cordial. Their "security" is a joke with me observing them do nothing but watch videos on their phone while having active disturbance on the other side of the building. I had no A/C or heating for 6 months without immediate action taken place for our room despite frequent communication. No appropriate compensation given. Rent rate increase within a year was outrageous somehow quoted $1300/mo and now $1800/mo. I read others warning of this and have experienced this myself. They charge over $100/mo for parking, o
