Editorial context
Working with a provider in Los Angeles – what matters
When choosing a property manager in Los Angeles, owners should first establish which responsibilities will be covered for their particular property. For apartment complexes, resident communication, repair coordination and the upkeep of shared areas are especially relevant. These topics also appear in the available accounts concerning LAPMG.
A written service specification provides a useful basis for comparing proposals. It should explain who receives repair requests, how urgent cases are handled and when an owner's approval is required for expenditure. It is equally important to ask how work orders are documented and completed work is checked. Individual accounts of quick repairs are not a substitute for agreed procedures or response times.
For cleaning, landscaping and other on-site work, owners should ask how contractors are selected and supervised. Advance notice to residents, measures to manage noise and dust, and follow-up inspections of common areas are practical quality considerations. Responsibility for complaints about lighting or other disturbances should also be clearly assigned.
Before appointing a manager, owners should clarify the base fee, additional charges, reporting arrangements, contract duration and termination terms. The supplied sources do not provide reliable information about these aspects of LAPMG's offering. Google reviews can supply additional pointers, but reflect different buildings, periods and personal experiences. It is therefore useful to ask specific questions about the property concerned rather than treating individual reviews as general service commitments.

Selected reviews on Google
The Google listing reports 4.3 out of 5 stars from 559 reviews. In the supplied selection, several residents praise responsiveness or communication and the prompt handling of repair requests. Two reviews describe a Friday request being followed by a visit on Monday. An uncomplicated move-in and clean common areas also receive positive mentions. Critical accounts, however, raise concerns about delayed or inadequate maintenance, poor communication and the execution of work. One review describes disturbance from leaf blowers, concrete dust and lighting; another criticizes a rent increase that the reviewer considers insufficiently justified. These are selected subjective accounts, not an analysis of all reviews. Allegations concerning compliance with regulations have not been independently established.
Hello I live at Reseda Court apartments and I am getting tired of your gardeners using the gas powered leave blowers right in front of peoples units. There are laws that prohibit them from using them near where people live. I complained to the city several times, and your gardener was warned. He won’t comply, next step for me is to call the police and or file a complaint again with the city The maintenance crew are now ce guys, but messy. The drilled down concrete that stuck out and created so much dust. Not even warning tenants before hand to close their windows. They left a mess, concrete dust in the common areas, and on plants. The common area lights are not to code. They are too bright and not shining down toward the grounds. I have a light that shines right into my bedroom. I am sure some of the tenants have the same problem. Another complaint to file. I would not recommend this
Los Angeles Property Management Group (LAPMG) recently took over management of the apartment complex where my mother has lived for over 30 years, and working with them has been seamless and efficient. Their responsiveness and attention to work orders are truly impressive. After I reported damage to my mother’s back stairs caused by heavy rain, the request was submitted on a Friday, and a technician was dispatched the following Monday. He repaired the stairs promptly, clearly explained the work being done, and completed the job thoroughly and professionally. LAPMG does an excellent job. It’s reassuring to know that issues are addressed quickly and without hassle. Keep up the great work!
We just moved in, but so far our experience with LA Property Management Group has been great. The move-in process was very streamlined and easy to navigate, which made settling in much less stressful. We also submitted a maintenance request on Friday and their team came first thing Monday morning to take care of it. Really appreciate the prompt communication and responsiveness so far.
We moved in at 4646 Willis Ave a little over a year ago and the experience with the managing company has been great so far. Communication is there all the time with announcements, maintenance requests get taken care of right away and building managers are on it. The building we live in is old but gets cleaned weekly, no trash anywhere, the pool is clean all the time too.
LAPMG is one of the worst rental companies I’ve dealt with. Rent was raised without any real justification, and at the same time they failed to address even basic maintenance issues. Requests are ignored, delayed endlessly, or handled in a careless and unprofessional way. Communication is poor, and there’s a clear lack of accountability. The whole experience felt dishonest and exploitative. As a tenant, you’re left feeling like no one is actually responsible for anything. I would strongly recommend avoiding this company, there are far better and more trustworthy property managers out there. Honestly, it’s a relief the new owners fired them. It says a lot about how poorly things were being managed.
