Editorial context

Working with a provider in Chicago – what matters

When selecting a property management company in Chicago, an association should first establish which responsibilities it wants to delegate. Since Westward360 lists HOA management, condominium management and financial management, it is particularly important to distinguish full day-to-day management from a finance-only engagement. A proposal should clearly identify included services and separately charged items.

For financial management, useful checks include sample reports, the budgeting process and dues collection procedures. Boards should also clarify how they can review expenditure, who authorizes payments and how financial records are transferred when management changes. These questions support a practical comparison without assuming that a general service description establishes specific contractual commitments.

For buildings requiring regular maintenance, responsibilities for reporting problems, commissioning repairs and planning longer-term work matter. Because Westward360 describes both in-house trade services and external providers, prospective clients should ask about contractor selection, itemized costs and additional fees. Availability of each trade at the particular property should also be confirmed.

Day-to-day working arrangements should address designated contacts, backup coverage, agreed response times and clear communication channels. A demonstration can help assess the functions actually available through the company’s technology. Google reviews may provide supplementary insights, but experiences from other regions or individual projects do not necessarily apply to a Chicago association. The property-specific proposal remains the basis for evaluating the engagement.

Selected reviews on Google

The supplied Google data reports a rating of 4.3 out of 5 from 2,968 reviews. The provided selection consists of five five-star reviews, with recurring praise for clear communication, prompt responses and helpful support. Several reviewers highlight assistance with construction or exterior projects and the organization of management processes. A Chicago board president also describes positive experiences with the management of an older loft building, budget explanations and an arranged building inspection. Another review mentions help setting up automatic payments. No critical experiences appear in this selection; this does not establish their absence from the full review record. At least one review explicitly concerns Nevada rather than Chicago.

I had an outstanding experience working with **Leah A. – Nevada** throughout the approval process for my backyard and side yard project. Leah made what I expected to be a complicated process incredibly easy. Compared to another homeowners association I have lived in previously, this experience was night and day. The requirements were clearly explained, communication was prompt, and every question I had was answered thoroughly and professionally. What impressed me most was Leah's genuine commitment to helping homeowners. She truly cared about my project, took the time to ensure everything was complete and accurate, and helped move it efficiently through the process for final Board approval. Her communication was always clear, responsive, and precise, making the entire experience stress-free. This is exactly how an HOA architectural review process should work—organized, transparent, res

I own 2 condos that are managed by Westward360 here in Chicago for 3 years. I'm the Board President and can honestly say, they have been an absolute pleasure to work with. We have a 100+ year old loft building on the West Side. We have the usual leaks, door lock issues and plumbing problems but our rockstar manager Krista Benni is always "Right on top of that Rose". She's also really good at managing our monthly meetings, explains the budget in detail, and seems to know every single condo rule and law there is OR knows the people to immediately bring in if she doesn't. Last year, she brought in a 3rd party consultant to inspect and review our entire building, from the roof to the foundation, and report back on all the major issues that need to be immediately addressed and what is in good condition or can hold off for a number of years. I can't tell you how much it helped me and th

I had a great experience speaking with Myra. She was professional, friendly, and very helpful in answering all of my questions. During our conversation, my phone unexpectedly dropped the call, and Myra took the extra time to call me back so we could finish our conversation. That kind of customer service is greatly appreciated. It was truly a pleasure speaking with her, and I appreciate her patience, professionalism, and follow-through. Great job, Myra!

I spoke with Alec, who was very professional and extremely informative in helping me set up my automatic draft payments. He also answered several other questions that I was inquiring about. He was very knowledgeable and helped to ease my mind and made the process very easy to understand.
