Profile summary

Hales Property Management at a glance

Hales Property Management is a company founded in 2003 that manages condominium associations in Chicago. Its focus is on financial administration and operational support for associations. The website distinguishes between two service plans based on community size and management needs.

The Complete Financial Service Plan is designed for associations with 3 to 12 units. It includes bill payment, assessment collection and tracking, budgeting, financial administration and reporting. Support with maintenance, vendor management and capital improvement projects is available separately. The Advanced Service Plan, intended for associations with 12 or more units, adds regular property visits, resident request management, resident communications and quarterly board or association meetings.

According to the company, associations receive a dedicated licensed Community Association Manager, supported by operations, administration and accounting departments. An online portal and a 24/7 emergency call team provide additional access to support.

Through “Sales with Hales,” the company also offers brokerage services for condominium sales. These include marketing, coordinating preparations for listing and liaising with the relevant association.

Editorial context

Working with a provider in Chicago – what matters

When choosing a property management company in Chicago, condominium associations should first establish whether they mainly need financial administration or broader day-to-day property support. The plans described by Hales illustrate this distinction: financial management forms the base, while regular site visits, resident communications and vendor coordination are included in the expanded offering.

Unit count should therefore not be the only consideration when comparing proposals. Building condition, upcoming maintenance and the workload carried by the volunteer board also matter. For associations with exactly twelve units, the size ranges published on the website overlap. Prospective clients should ask Hales to confirm which plan applies and which additional services would be charged separately.

For financial administration, associations should agree on reporting scope and frequency, assessment management procedures and responsibilities for budget preparation. Operational arrangements should specify the frequency of site visits, procedures for engaging contractors and the support provided for larger projects. A named manager helps establish accountability, alongside cover arrangements and clear processes for handling resident requests.

An online portal and an emergency call team do not replace an agreement on what constitutes an emergency or how updates will be provided. Potential additional fees should also be explained before signing. If brokerage services are being considered alongside management, the respective responsibilities for association management and an individual unit sale should be clearly distinguished. These points provide general guidance rather than legal advice.

Questions & answers

What association sizes are the Hales management plans designed for?

According to the website, the Complete Financial Service Plan is intended for associations with 3 to 12 units, while the Advanced Service Plan is intended for associations with 12 or more units. Because the ranges overlap at twelve units, associations of that size should confirm the applicable plan directly through the contact form.

What is the difference between the two management plans?

The Complete Financial Service Plan covers ongoing financial administration and a dedicated property manager. Support with maintenance, vendors and capital improvement projects is available separately. The Advanced Service Plan additionally includes vendor coordination, resident support, regular site visits, resident communications, quarterly meetings and detailed property reports.

What contact options are available for residents and emergencies?

The website lists an online portal, direct contact with building managers and a 24/7 emergency call team. Specific response times are not stated in the supplied website texts and should be requested through the contact form.

Does Hales publish management prices?

The supplied website texts do not include specific plan prices. Hales provides a form for requesting a free management proposal. The scope of additional services and any extra fees should be clarified directly during that process.

Can Hales help sell an individual condominium?

Yes. The company offers brokerage services through “Sales with Hales.” Listed services include a free home estimate, listing on the MLS and other property portals, coordination of repairs and listing preparations, professional photography and video, showings and liaison with the association.

A critical review, by contrast, describes lengthy processing times, unanswered requests and dissatisfaction with rental-related processing fees. Several positive reviews come from board members or service providers. This selection therefore reflects different perspectives but is not a representative account of all customer experiences.

I have served on the board of a city HOA/association since 2010. Over the years, we went through several property management companies before eventually landing—and staying—with Hales Property Management. Their property managers are well-trained, highly engaged, and backed by fantastic office support from senior leadership. They bring deep knowledge in budgeting, taxes, and vendor selection. Furthermore, their top-tier brokerage department adds immense value. Specifically, I have worked with Chrissy Gallan to handle real estate sales and transactions. Chrissy is highly professional, great with people, and incredibly detail-oriented. She works quickly and adapts seamlessly to your needs, whether you are operating remotely or on a unique timeframe. She also has an excellent professional network if you need recommendations for a lawyer or marketing. I highly recommend both Hales and Chriss

The reviews you see on Google are fake reviews. If you look at the individuals leaving the reviews, they only have a single review and it's for Hales - now ask yourself if anyone would take time to leave a review for a HOA property management company. The few that seem "legitimate" are paid reviews where Hales will bribe them with a gift card. This company is the worst property management company you can use. If you submit a ticket, it will take them months to respond but they are quick to charge fees like rental processing - they will shift blame on your HOA board claiming they are just a management company. If your property management uses them, they charge rental processing fee of $200+ which is basically just them accepting a tenant intake form that you fill out. It took them two months to add my tenant to the intercom, and when I asked them for updates they repeatedly ignored me an

Priscilla always goes above and beyond for us over at Construction Concepts of Illinois.  She is a valuable asset in our relationship with Hales Property Management, the glue that holds us together so-to-speak.  She continues to deliver quality communication and clear expectations, which make working with her effortless and enjoyable.

Often enough do people say that property management companies are all practically the same, but it all depends on your property manager... I do think that Hales is doing a great job however Sube S our property manager works wonders and I often think she's using a little bit of magic. We've got lots of constructions, issues, and other things that requires constant follow ups, updates, pressing, etc. which she can handle it all. I know she's handling other properties too so the fact that she can do it all is wonderful. 10/10 experience!
