Editorial context
Working with a provider in Seattle – what matters
When selecting a manager for a multifamily building in Seattle, owners should first compare the proposed scope of services with their property's needs. Walls Property Management's stated focus on apartment buildings and its listed leasing, accounting and maintenance functions provide concrete topics for discussion. A team overview alone, however, does not establish which activities are included in a particular management agreement.
Before appointing a manager, owners should request a written breakdown of recurring management charges and potential additional costs. Relevant questions include services for new leases and renewals, approval procedures for repairs, and the distinction between work performed internally and externally contracted work. A free rental analysis can provide a starting point for discussions; its assumptions, comparable properties and treatment of the building's condition should be explained.
For day-to-day operations, designated contacts, clear responsibilities and documented maintenance reporting procedures are important. Owners should ask about normal response times, urgent repair handling and communication with residents. Where accounting functions are listed, the content and frequency of owner reports are also worth clarifying.
The supplied Google review selection makes communication, maintenance handling and fees useful points to investigate. Individual accounts do not replace a review of the agreement or a property-specific discussion. Comparisons should consider service scope, cost structure and practical procedures together. These points provide general guidance, not legal advice.

Selected reviews on Google
The supplied Google data reports 4 out of 5 stars from 362 reviews. The available selection of five reviews presents a mixed picture and should not be treated as equivalent to the full review set. Positive accounts describe prompt maintenance, good apartment condition, and improved communication and follow-up after a change in property manager. Recurring criticism concerns additional maintenance charges, deposit handling and inadequate communication. Maintenance experiences differ: some reviewers report timely assistance, while another describes long delays and neglected requests. One review also criticizes information and procedures during the rental application process. These are personal accounts, and several of the supplied review texts are truncated.
I will say that I would simply do some research and be aware of some practices that Walls Property Management tends to run before renting from them. I will say that the place we rented was overall great and have little to no issues with the apartment itself. Their maintenance team is always available quickly to help with any maintenance issue we have as well as doing it within a couple days of submitting the maintenance request. Even then, our apartment is well maintained before moving in so we always had little to no issues while living there. Where Walls falls short is some of their actual property management choices. We were charged $150 for maintenance issues because we put food down our garbage disposal, which you can't do a their properties. I do feel like this is a ridiculous rule to have in your lease as that is their purpose. When I reached out about this charge, they were pre
Nicholas Miranda showed me the apartment which I was really excited about. I’ve been searching for a place for months and haven’t had a home so I’m desperate. Unfortunately turns out he’s an intern who’s clearly inept please do not hire him. He never sent me the application and instructions when I asked him to immediately, and also did not tell me that there was another applicant so I canceled all of my showings for the rest of the day to submit the application. Well he also did not tell me that my guarantor had to submit a separate application. So I was basically was screwed out of the apartment as well as $110 for the two applications, and am now back to the drawing board feeling more hopeless than ever. If I would have gotten a real agent I feel this would not have happened. I drove 3 hours round trip for this considering how expensive gas is. $200 lost and all of the other places I c
They will not respond to your matienance requests for weeks or months at a time. They will not care for the property but neglect it for long periods. They have rodent issues at many properties and don’t take action to resolve these issues. They are not accommodating. The only time they will reach out to tenants is to threaten them with fees or other infractions for issues that are non existent. They will take your down deposit and not return it no matter how clean you leave your space. They are a prime example of corporate greed. It makes me sick that they take money from hard working people. There is no relationship between landlord and tenant other than to make the tenant feel miserable, unseen, and uncared for. I’d like to stay in my neighborhood but I cannot bear to live under their corrupt company any longer. The rats here clearly have a better life than the tenants at Walls.
I will say I was having issues at first when I moved into my apartment complex because of the lack of communication from the previous PM. However, I like to keep an open perspective for continuous improvements for all people and businesses. With that being said, I have noticed such a big difference and improvement in both communications (with the new PM) and requests from WPM. I would like to recognize the support and guidance one of their client service associates has provided me, Christian Cabatlao. He has been super helpful and consistent with my questions and follow ups especially with the urgency of all my requests for my unit. Good improvements from WPM thus far, hope to continue to see this from them. Along with better reviews for future tenants and improved experiences.
BELIEVE THE REVIEWS. If I could put negative stars I would. As a 10+ year Seattle renter, I can 100% this is the worst property management company out there. The entire mantra of the company is to squeeze every last bit of money out of their residents. They will charge you for simple maintenance tasks that 4 other companies would NEVER charge me for (I asked) , including appliance malfunctions, leaks, and other things you would never be able to control. They will do everything in their power to keep your damage deposit, no matter how clean your unit is left. They have a revolving door of employees, none staying for longer than 6 months because management is so corrupt and abusive. Not kidding, I had 5 different properties managers over the course of about 16 months. I have countless horror stories from myself and other residents I’ve spoke with, . The only reason they do not have a 1 sta
