Editorial context
Working with a provider in New York – what matters
When choosing a property manager in New York, owners should first establish whether the proposed services fit their building type and management needs. Venture lists residential and commercial properties of different sizes. Prospective clients should therefore ask about the assigned team's experience with comparable buildings and identify which tasks are included in the proposed management agreement. A broad service list does not mean that every item is covered without a separate agreement.
For the advertised interior and exterior inspections, useful points to clarify include frequency, documentation and follow-up. Recurring moisture problems particularly call for a clear process for investigating causes, agreeing on corrective work and checking results. For in-house maintenance, repairs and renovations, owners should discuss approval thresholds, cost transparency and responsibility for external contractors.
An advertised 24-hour emergency service does not replace clear procedures for non-emergency damage. Agreed response times, backup arrangements and a documented escalation route can help establish expectations. For accounts payable and receivable, owners should ask how incoming payments are recorded and how reports are provided. Building violation work also warrants discussion of responsibilities and deadline tracking.
Google reviews can provide supplementary information, but they do not replace references or a review of the actual proposal. The supplied selection particularly suggests questions about communication and repair follow-up, without supporting a representative conclusion about all managed properties. These points are general guidance, not legal advice.

Selected reviews on Google
The supplied Google data lists a rating of 4.4 out of 5 from 371 reviews. The provided selection contains five reviews and should not be treated as representative of all ratings. Recurring criticism concerns delayed or missing responses and inadequate follow-up on damage and repairs. Several reviewers describe prolonged unresolved problems in their apartments, including water damage. Individual reviews also mention missed deadlines, payment-processing difficulties or alleged management failures with financial consequences. These are the reviewers' accounts, not independently verified findings. The positive review describes friendly, helpful staff and good customer service when a family member moved into a managed unit.
I am a shareholder in a cooperative and have been dealing with recurring water intrusion and related damage in my apartment for an extended period of time. I have repeatedly notified management, provided photographs, maintained an incident log, and submitted a formal written notice requesting a timeline and a proper investigation into the building systems affecting my apartment. The notice was sent in March. Yet, as of September 2, the underlying issue remains unresolved. What has been particularly frustrating is management’s response to the situation. Yahaira, the management representative handling my complaints, told me directly that my issues were “not a priority” because my apartment was in “perfect condition” and I did not have an “active leak.” Those are her words, and I have them documented in an email. That response is extremely concerning when the issue involves repeated water
I didn't have any issues with them until it came time for them arrange for repairs to my unit due to a burst pipe above me. They never completed the job, kept taking weeks to respond and not keeping their own deadlines, and then eventually stopped replying to emails. There was also a mess from the first attempt at repair that Venture just left for me to deal with. After this experience, I'd recommend you use a different management company.
My mom moved into a unit managed by them. Staff has been nice and helpful so far for my mom living on her own for the first time since the 1970s. Good customer service.
I do not recommend this company. Stay as far away as you can. We fired them a few months back because their negligence cost us thousands of dollars in fines. They are incompetent, unresponsive and unreliable.
Giving this company even 1 star is being generous. Quite frankly I have to wonder where some of these glowing reviews are coming from bc my experience thus far has been terrible. I’ve had an active problem in my apartment for several months, and despite repeatedly sending photos and videos showing it getting worse, I receive little to no response from management. While I understand there may be issues with being able to access the unit above me, this does not excuse the complete lack of communication or follow-up. I have emailed up to 5 people from VNYPM and not receive a single response for weeks. On top of that a few of my maintenance checks have either gone “missing” or taken an unreasonable amount of time to be cashed, which raises serious concerns about how payments are being handled. Overall, the lack of urgency, organization, and accountability has been extremely frustrating. Sh
