Editorial context

Working with a provider in Athina – what matters

When choosing an estate agent in Athens, first establish whether its experience matches the specific location and property type. VERGOS Real Estate has documented listings in Athens and its northern suburbs, as well as on islands and outside Attica. Prospective clients should therefore ask about comparable transactions in the relevant area and agree on who will conduct viewings and provide local support.

For an apartment, house or commercial property search, a written brief covering budget, intended use, location and building requirements is useful. Sellers should ask for a clear explanation of the proposed asking price, the comparable properties used and the planned marketing activities. Valuation and marketing are among the services listed on the website, but their scope, costs and reporting frequency should still be agreed before instruction.

Since technical, legal and tax-related services are provided through partners, according to the agency, responsibilities should be clearly assigned. Clients should establish which professionals are involved, what checks they will undertake and how their fees will be charged. Plots, holiday homes and commercial properties may require different checks depending on their intended use.

Agency fees, potential additional costs and contractual terms should also be clarified in writing. The reference to Golden Visa does not replace an individual assessment of current requirements by qualified professionals. Google ratings can offer additional perspectives, but a selection of positive accounts does not establish how every future instruction will proceed.

My husband and I had the best experience ever buying a home in Marousi, Greece, because of Eva Gravarias and we have bought many homes over the years. There aren’t enough synonyms for exceptional to describe Eva and what she does during a real estate transaction from beginning to end. She began with spending time getting to know us and what we wanted and then set about finding wonderful properties that matched our wish list. When there were obstacles to seeing a property, Eva overcame those obstacles with her characteristic tenacity. The home we bought matched every single point on our wish list and even had features we love but didn’t ask for thanks to her perceptive ingenuity. Before, during and after the closing, Eva provided prompt and clear instructions and information. Even after the closing, she has helped us with many details because that’s just who she is. Christos was recommended by family friends for the sale of an old family property in the north of Athens. It was quite a niche property, with unique location and buildout potential, and yet he persevered and found a buyer much closer to asking price than we had seen before. He is very knowledgeable of the local market and processes, advised us sincerely on target pricing and was quite patient and understanding in persisting with remarketing until we reached a much better price. It goes without saying that there were no games or hidden charges, and we really appreciated the respect and follow through even for this more modest end of the market given his other clientele.

Christos Vergos is an exceptional professional. He is an excellent communicator and negotiator and very empathic. He goes the extra mile to ensure that all parties are well informed throughout the property sale process and his patience and good humour are invaluable. It was a pleasure to do business with him.

I recently had the pleasure of working with Vergos Real Estate to sell my house, and I couldn't be more satisfied with the experience. From the start, Christos demonstrated exceptional market knowledge and professionalism. They were always available to answer my questions and provided valuable insights throughout the process. What stood out the most was Christos dedication to finding the right buyer. They organized numerous showings, marketed the property effectively, and kept me informed every step of the way. Thanks to their efforts, my house sold quickly and at a great price. I highly recommend Vergos Real Estate to anyone looking to buy or sell a home. Their expertise, communication skills, and commitment to client satisfaction are truly unmatched. Greg Painetis

I have rented several places during my years in Greece (both business and residential properties). It is very hard to find any decent real estate agency in Greece but Mr Vergos and his agency are a rare exception (the only exception in my experience). They show you few places exactly matching what you are looking for, they are very professional, fair in the valuations and extremely helpful in dealing with the property owners. Extremely recommended.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
