Editorial context

Working with a provider in Athina – what matters

When choosing a real estate agent in Athina, the first step is to establish whether the services match the intended search. For RED HELLAS, a customer account describes assistance with finding a house in Athens. This does not establish which neighbourhoods, price ranges or transaction types the agency regularly handles. Prospective clients should therefore discuss their preferred location, budget and whether they intend to buy or rent at an early stage.

For people relocating to Greece from abroad, clear communication and agreed procedures are particularly important. One supplied review mentions help with language barriers but does not identify specific working languages. It is therefore useful to ask which language consultations can take place in, how viewings are arranged and which documents are needed. Points of contact and communication channels should also be agreed.

Another consideration is the distinction between brokerage and technical support. Since one reviewer mentions a civil engineering background, clients may wish to ask about relevant qualifications and the actual scope of services. A customer review does not confirm that technical inspections are available or included in an instruction.

Before proceeding, services, fees and potential additional costs should be clearly documented. Google reviews can offer insights into communication and client care. However, this exclusively positive selection does not provide a complete picture of all customer experiences or replace an initial consultation.

After living abroad for a couple of decades, I have decided to move to Greece. Language has been a barrier for myself, hence I have reached out to various agencies for support. Red Hellas proved to be the best choice, not only language-wise but also in terms of service quality and efficiency. Mr. Tsoumanis has personally looked into my case and provided guidance in finding fast enough a lovely house in Athens. His organizational skills are phenomenal, I was really impressed by it. It is not in my intentions to find another place any time soon, however, if that was the case, I would definitely go again for Red Hellas!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
