Editorial context
Working with a provider in Athina – what matters
When appointing an estate agent in Athens, first establish whether its local coverage and scope of services suit the specific property. HOMLI lists numerous areas in Attica. This does not, however, establish who would handle an instruction or what experience that person has with the relevant property type. Asking about responsibility for the particular neighbourhood and the proposed process is therefore useful.
The website's prices per square metre can provide an initial reference point. Assessing an individual house or apartment also requires consideration of its condition, precise location, size and features. For a valuation, ask which comparable data it uses and how recent those data are. It should also be clear whether the service is an initial digital estimate or a property-specific assessment.
For new developments, investment properties and off-market opportunities, important discussion points include availability, documentation, viewing arrangements and, where relevant, construction progress. Before proceeding, prospective clients should also clarify the scope of services, commission, possible additional costs and responsibility for updates and appointments in writing.
For landlords considering the optional rental insurance mentioned on the website, the relevant questions concern covered risks, exclusions and costs. Buyers should keep a clear record of the property's condition at viewing and handover. These points provide general guidance and do not replace individual legal or technical assessment.

I had an excellent experience with Homli Real Estate. Panagiotis and Giannis were exceptional from start to finish. They were always professional, polite, and kept me fully informed at every stage of the process. Nothing was ever too much trouble, and they were always available to answer questions and provide updates. Their communication, support, and dedication made what can often be a stressful process feel smooth and straightforward. I am extremely happy with the service I received and would highly recommend Homli to anyone looking to buy or sell a property. Thank you, Panagiotis and Giannis, for all your hard work and excellent service! ⭐⭐⭐⭐⭐
***READ BEFOR BUYING / SELLING PROPERTY*** Unfortunately, my experience with HOMLI was extremely disappointing. After purchasing a property through the agency, we received the apartment in a materially different condition from the one presented during the viewings and inspections. Upon handover, we discovered broken windows and a balcony door left open. What was most concerning was not only the condition itself, but the complete lack of professional accountability afterward. Despite the agency having controlled access to the property prior to delivery, our concerns were dismissed rather than properly addressed. Instead of investigating the issue constructively, the response we received focused immediately on demanding payment of the brokerage commission and threatening legal action. During a phone conversation, we were even told that the apartment “needs renovation,” which is not an

Excellent and highly professional service. Great communication from start to finish. Highly recommended!
Extremely disappointing experience with this agency. I contacted them about an apartment and was repeatedly promised a call to arrange a visit — which never happened. Weeks went by, I had to follow up multiple times, and in the end the listing disappeared without a single update. Completely unprofessional and shows zero respect for potential buyers’ time.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
