Editorial context

Working with a provider in Athina – what matters

When appointing an estate agent in Athens, clients should first define the search area, property type and scope of services required. For an agency focused on central Athens while covering all of Attica, it is worth asking about experience in the specific neighbourhood and with comparable properties. Residential properties, commercial premises and land require different approaches to viewings, documentation and price comparisons. For the property valuation offered here, clients should therefore discuss its purpose, the supporting data and whether written documentation will be provided.

Before appointing the agency, commission, possible additional charges, the duration of the agreement and any exclusivity should be recorded clearly. Responsibilities, progress updates and the handling of purchase offers should also be agreed. Owners or prospective buyers living outside Greece should additionally clarify arrangements for viewings, remote coordination and the languages available for consultations.

As this provider also lists energy performance certificates, electrician certificates, regularisation services and renovations, clients should ask which tasks the agency handles itself and which are carried out by external professionals. Costs and expected timeframes should be distinguished from the brokerage service. For land transactions and antiparochi development arrangements, a detailed outline of the proposed process is particularly useful. References to lawyers, notaries or partner banks do not replace an individual professional assessment or constitute a financing commitment. These points provide general guidance and are not legal advice.

This office has been extremely helpful, very nice people and trustworthy . They sold 2 condos for us and living outside of Greece they made it extremely easy to deal with them. Thank you so much Kosta!!

I visited Athens from Canada to buy an apartment in Koukaki. The guys at the office were very helpful, although they were really busy during my time there. Very professional and willing to take me out for a walk around the area. We had lunch together and discussed the progress of real estate in Greece. I did not find an apartment, but that's ok. I liked their company and I'll visit them again soon. ;)

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
