What to look for in Toronto

With agents in Toronto, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Toronto – what matters

When appointing a real estate agent in Toronto, first establish whether their work matches your needs: buying, selling and finding a rental involve different processes. The Starke Group’s website presents buying and selling services, while the supplied customer reviews describe rental search assistance. Prospective clients should therefore ask about the current scope of services and who would be their main contact.

Because the provider lists several areas across Greater Toronto and highlights luxury residential properties, experience with the relevant neighbourhood, property type and budget is particularly important. Buyers should agree on search criteria, viewing arrangements and the review of available property documents in advance. Anyone searching from another province should also clarify how viewings and information sharing would be organised.

Sellers should ask what supports a price estimate and which activities a marketing plan actually includes. A free plan does not, by itself, establish the cost of subsequent brokerage services. Fees, possible additional charges, contract duration and agreed services should be discussed transparently before proceeding.

For rentals, clarify what assistance is included with application documents, communications and handover. Individual accounts of support after receiving the keys do not establish a general service commitment. A high Google rating is also no substitute for a direct conversation: the supplied selection is entirely positive and cannot provide a complete picture of all customer experiences.

We had an excellent experience working with Caitlin and Brett from the Starke Group! Brett was incredibly helpful in arranging everything and helping us narrow down our search, which made the process feel much more manageable. Caitlin was outstanding throughout the entire journey. She was attentive, patient, and consistently sent us listings she thought would be a good fit for our family. She attended showings with us, answered our questions, and never made us feel rushed, even though we were looking for nearly a year. After a long search, we finally found our dream home, and Caitlin helped us secure it at a great price. We are so grateful for her professionalism, patience, and guidance. We would highly recommend Caitlin, Brett, and the Starke Group to anyone looking to buy or sell a home.

We honestly couldn't have asked for a better realtor! From the beginning, Bri took the time to understand exactly what we were looking for and never made us feel rushed or pressured into making a decision. She was always available, responded quickly, and somehow always found a way to fit us in, even when we wanted to see a place on short notice. What I appreciated most was how well she understood us. I didn't have to overexplain what I liked or didn't like because she just picked up on it. Every place she suggested felt like it was actually chosen with us in mind, not just another listing to look at. She's incredibly hardworking, knowledgeable, and so thorough. Whenever we received an agreement or any paperwork, she went through it with a fine-tooth comb, pointed out anything we should be aware of, and made sure we understood what we were signing. She caught details we never would hav

Vladlena Androsenko was absolutely awesome throughout our entire apartment search process. Since we were searching from out of province, having someone we could truly trust made all the difference. She was incredibly helpful, thorough during every showing, and always gave honest, thoughtful feedback that helped us make informed decisions. Vladlena really held our hand through the entire process and made what could have been a stressful experience feel manageable and exciting. We’re so incredibly grateful for all of her hard work and support, and we highly recommend her to anyone looking for a place in Toronto!

Raph Zapata was so helpful throughout this whole process. We genuinely would not have been able to find our new place without him. He was responsive, patient, and put so much time and energy into finding the right place for us. He tailored so many different listings to help us find exactly what we were looking for in our new home. Thank you, Raph! We would highly recommend him and would absolutely work with him again.

I have to share that I had a truly amazing experience working with Taylor Briggs to find a rental. She provided invaluable support and guidance throughout the entire process, from handling paperwork to managing all communications needed to secure my unit. Even after I received the keys, Taylor continued to assist me in navigating issues with the property management company and my new landlord, which made a huge difference. She made the entire experience feel seamless, allowing me to focus on the move itself rather than the stress of administrative details. I can’t recommend her highly enough to anyone looking for help finding a rental or purchasing a home in Toronto! Thank you Taylor :)

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
