What to look for in Toronto

With agents in Toronto, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Toronto – what matters

When choosing a real estate agent in Toronto, experience with the relevant neighbourhood and property type should match the intended transaction. Fox Marin identifies central and downtown Toronto as its focus and offers services for buyers, sellers, landlords and investors. Prospective clients should therefore ask about comparable properties, current marketing conditions and the proposed process. A general presence in the city is not a substitute for a property-specific assessment.

For sellers, key considerations include the reasoning behind the asking price, the marketing strategy and preparation of the property. Since the supplied reviews mention staging, media production and contractor coordination, clients should establish which services are included, who provides them and what additional costs may arise. Responsibilities and approvals for work should also be clearly agreed.

Buyers should discuss their budget, ongoing costs, preferred location and technical inspection needs early. For condominiums, attention should extend beyond the unit to the building and available management documents. Investment and leasing decisions require clear assumptions about income, expenses, vacancy and maintenance. Pre-construction opportunities warrant separate consideration of timelines and uncertainties.

Before appointing an agent, it is also useful to clarify the main contact, backup arrangements, communication, fees and contract duration. Google reviews can provide supplementary insights but do not replace a personal discussion or scrutiny of the specific proposal. Legal and tax questions should be addressed to appropriately qualified professionals.

I cannot emphasize enough the outstanding experience I had with Fox Marin. From the very start Kori and Yolanda handled everything with exceptional care. I was facing a tough emotional decision after a bad tenant situation left me unsure whether to sell or rent it out again. But after meeting with the team, I knew I was in the best hands possible. They guided me through each step, starting with an incredibly thorough intake process that helped me feel confident in my choice. They didn’t just offer guidance—they rolled up their sleeves and managed everything from start to finish right down to helping choose the right contractors and taking care of design decisions with us. They coordinated contractors to fix the damage and get the unit market-ready. During tenant meetings, they were there for support, making sure I never felt alone in the process. Their staging expertise was top-notch.

I had the pleasure of working with Ian Busher through Fox Marin to sell my 2 bed, 2 bath condo in the Yonge and Bloor area. Ian was extremely knowledgeable of the market, transparent, and reassuring throughout the entire process, especially for my parents, who previously had some bad luck with realtors. The staging and media presentation, which was included, was top-notch. It was encouraging to see the quality of the material, and in my opinion without question, help elevate my property above other comparable properties in the area. Ian was always quick to respond with professionalism, no matter the time of day. We never felt pressured to make a decision, and Ian always gave us the time and information we needed to feel comfortable. Even in a cooling condo market, we were able to sell within 1.5 months of listing. I would definitely recommend him to anyone looking to buy or sell.

Ian Busher did a fantastic job helping us purchase our first home. He was incredibly knowledgeable about the market, transparent about the trends he was seeing, and always honest in his advice. Most importantly, he never pressured or rushed us, he gave us the information we needed to make confident, informed decisions that were right for us. Ian was always available, quick to answer questions, and fast with scheduling. He was also extremely knowledgeable about the technical side of homes — things like furnaces and other key infrastructure elements that can have a huge impact on your living experience but often get overlooked. His patience, responsiveness, and expertise helped us end up in the perfect home for us, and we absolutely love it!!

I had a fantastic experience working with Fox Marin on my condo listing in Liberty Village. My agent, Sean Bridge, was a true and experienced professional and made the process completely seamless. I would highly recommend working with him for your next real estate transaction.

Fox Marin has been my go to for all things real estate for over 10 years now. Kori helped me purchase my first condo in Toronto, helping me decide on a layout that made sense for my needs, and then finding that layout in just the right neighbourhood. I built my community there for 5 years loving every moment; until I met my partner and made a move into a home that better suited our needs. A simple call to the Fox Marin team and my condo was quickly leased. Over the years the team has been at the ready, quickly leasing the space by finding great tenants whenever the need arose, until most recently when my needs changed again. Recently, I found myself ready to sell the condo, in preparation to make another move with my growing family. Once again, the team came together flawlessly to support the sale of that same condo. They listened to my questions, provided clear guidance and simple sugge

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
