What to look for in Toronto

With agents in Toronto, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Toronto – what matters

When appointing a real estate agent in Toronto, clients should first establish whether the agent’s experience matches the property, location and planned transaction. The High Park Real Estate Group’s published listings indicate activity in several neighbourhoods in western Toronto and in Burlington. They do not, however, establish equally extensive market knowledge in every neighbourhood or property category. Asking about comparable transactions and who will actually handle the assignment is therefore useful.

For a sale, owners should discuss how pricing, presentation, viewings and feedback will be managed. Since the supplied reviews mention inspections, cleaning, junk removal and staging, the scope deserves particular attention: which tasks will the agent coordinate, which will external providers perform, and what additional costs may apply? Customer accounts are not a substitute for an individual service agreement.

For a simultaneous purchase and sale, coordinated timelines, clear responsibilities and agreed communication arrangements are important selection criteria. When letting a property or selling a tenanted house, clients should also clarify the organisational support available and when separate professional advice may be needed.

Before appointing an agent, prospective clients should check current registration with Ontario’s relevant regulator and ask for explanations of fees, contract duration and potential conflicts of interest. Google’s overall rating can provide additional context, but comparable customer experiences and a documented service scope are more useful for assessing individual needs. These points provide general guidance rather than legal advice.

David Bailey did a great job again - 17 years after helping us buy the house, our first, in the first place. During that time, he and Tracey kept in touch and offered support when asked. The sale was not necessarily an easy one as there was a sitting tenant involved, the market was down, and the house had been a little neglected over time. In the end, we got a sale over the asking price and everything: the discussions, the junk clearance and cleaning, the tenant, and anything else that cropped up, was dealt with professionally, confidently and rather selflessly by David. He's a great person and fun to work with - highly recommended.

We had a fantastic experience working with David Bailey and Tracey Logan for both the purchase of our new home outside the city and the sale of our home in Toronto. From start to finish, they were professional, knowledgeable, responsive, and a real pleasure to work with. Buying and selling at the same time can be stressful, but David and Tracey made the entire process feel organized, manageable, and well supported. They gave us thoughtful advice, guided us with confidence, and were always available when we had questions or needed reassurance (including an offer than came in for the sale of our house on Christmas Eve that expired on Christmas Day). Their expertise, market insight and connections in both markets were incredibly valuable. We knew we were in very capable hands and truly felt they had our best interests at heart every step of the way. We are so grateful for their help and w

Kate Brintnell was an extremely knowledgable and professional agent. In our first meeting we knew she was the right person to lease our house. We are very fortunate to have worked with her and her wonderful team.

We highly recommend Kate Brintnell and the High Park Real Estate Group. Kate is super responsive and professional. She has our total trust and gave us expert counsel as we navigated the property-buying process. Most importantly: we are so happy with our new home! I wouldn’t hesitate to work with Kate again.

In 2018 when my wife and I reached out to look into selling our property in Leslieville. David (High Park Real Estate Group) came over and did some foundational work. He organized a termite and home inspection. This gave us the tools seven years ago to decide if we were ready for the market. We were not. Between that time and when we reached back out to David November 2024, we had worked our way through the list. High Park Real Estate Group had everyone we needed to put the polish on our home we had for the last 16+ years. Within a couple weeks of contact in early November and at our time, David brought Emily Pike (Design Stager) through. She gave us a pre-vision of what would need to be removed. Next, we set a reasonable listing date that was comfortable, Tania in the office communicated with us to arrange all the professional presentation work. Emily and I kept in contact and I sent

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
