What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Edinburgh – what matters

When choosing an estate or letting agent in Edinburgh, first establish whether you need a sale, tenant-finding services or ongoing rental management. The supplied information about The Property Letting Centre concerns lettings and management. Owners should therefore compare the precise scope of the ongoing appointment with its associated costs in writing before proceeding.

Documented tasks include tenant sourcing, reference checks, tenancy preparation, inventories and monthly rental statements. Prospective clients should ask which documents they must supply, how statements are structured and how missed payments are communicated. The stated inspections approximately every three months provide another practical discussion point: ask how findings are recorded, reported and followed up when work is needed.

As the company uses contractors for maintenance, responsibilities, spending approval limits and procedures for urgent problems should be discussed. The general statement that HMO matters are included within the fees is not a substitute for a detailed service description. Owners of properties used in this way should clarify the exact scope of that support.

Before signing a tenancy agreement, tenants can ask about handover arrangements, the inventory and how to report defects. Google reviews provide supplementary accounts of individual experiences, but they do not replace checking the proposed agreement or discussing unresolved questions directly. These points offer general guidance rather than legal advice.

Amazing staff! They're always ready to help tenant's with any issues, and are quick to reply and react. I have rented with them for 5 years and my overall experience has been very good. Special shout-out to Luci! In my 11 years living in Edinburgh, she has been the best property agent I have had. She has constantly gone far and beyond to solve any issues we had at the property. This really made a positive impact during my time renting with The Property Letting Centre.

We have just moved into our new property, and the whole process was made very clear and straightforward from start to finish. David, the Lettings Co-ordinator, was very attentive and responsive throughout, always providing clear communication and reassurance whenever needed. Everything was handled efficiently and professionally, which made the moving process much smoother and less stressful. I would happily recommend the Property Letting Centre to anyone looking to rent a property. Thank you for all your support and for making the experience so easy.

I had a smooth experience with Property Letting Centre. David is efficient and responsive, approachable and professional. He quickly facilitated the rental but is also keen on details, sending the paperwork one after another with instructions on filling them out. Finding flats and moving is stressful in general but I'm grateful that David made the process as smooth as possible. Overall would recommend this agency.

I popped into this office for directions after my husband, who was sure he could drive to the cobblers on Causewayside using only his memory, got lost. The young lady and gentleman I spoke to were very polite, and courteous. They seemed to know immediately which cobblers I was referring to, and gave very clear step by step instructions on how to get there, which I was able to relay to my husband as he meekly drove us there. I can't really speak to the quality of their services, but if they treat their customers half as well as they treated me then I'm sure it is very good indeed

I have been a tenant with the Property Letting Centre for 4 years and they have been absolutely amazing at taking care of me as a tenant and liasing with the landlord when needed. Luci, the Property Manager in charge of my tenancy, has been amazing. She has ensured at every step that my voice, queries, and concerns are always heard in a fair manner for myself, the letting agency, and the landlord. Luci's personal approach really shows how much she cares and without her and her team I would have really struggled with a couple of difficulties I had over the course of the years. Everyone at the PLC has been amazing and have fostered a really warm environment for everyone involved, from landlord to myself. Big thank you to Luci for all her hard work and understanding and to the rest of the team.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
