What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Its main focus is residential lettings and rental property management across Edinburgh, the Lothians and Fife. The website reports a portfolio of 750 managed residential rental properties.

Landlords can choose between tenant-finding support, including help setting up a tenancy, and ongoing property management. Services also cover Houses in Multiple Occupation (HMOs), with assistance for applications, renewals, floor plans and management. UK and international investors receive support with acquiring, preparing, letting and managing rental properties.

Editorial context

Working with a provider in Edinburgh – what matters

When choosing an estate or letting agent in Edinburgh, first establish whether the task is a sale, tenant finding or ongoing rental management. These require different service agreements. This distinction matters at ELC: its website separates Tenant Find from Full Property Management and directs residential sales enquiries to KnightBain within the wider group. Prospective clients should therefore confirm which business will be their contracting party and what it will deliver.

Landlords should compare the management tasks included, fees and potential additional charges. Questions should cover tenant communication, repair authorisation, accounting and responsibility for urgent maintenance issues. As ELC also describes technical inspections and associated works through Intelligent Repairs, it is worth establishing how instructions, inspection scheduling and cost approvals are coordinated between the businesses.

For HMO properties, clarify the extent of support with applications, renewals, floor plans and ongoing management. Requirements depend on the individual property; an advertised support service does not replace checking the applicable requirements for that case. This is general guidance, not legal advice.

Owners and investors should also ask about experience with comparable properties in the relevant local area. Edinburgh, the Lothians and Fife are the stated service areas, but should not be treated as a single uniform market. Registration details, complaints procedures and client money protection are further useful checks. Reviews may provide additional insight, but do not replace a comparison of the services agreed in writing.

Selected reviews on Google

The supplied Google data shows a rating of 4.8 out of 5 from 704 reviews. Recurring themes in the available selection include prompt responses, clear communication and professional, friendly support. Tenants describe assistance during applications, moving in and ongoing tenancies; several also praise the handling of repair issues. One landlord reports satisfaction over many years. However, the Google reviews embedded on the website also include criticism concerning the consequences of a leak: despite generally positive service, the tenant felt particularly disadvantaged by the resulting disruption, while acknowledging that ELC could not have prevented the leak from another flat. This summary reflects a selection of reviews, not the full review record.

I had a great experience throughout my property application process. Imran Iqbal and Finlay were both very professional, helpful, and kept me well updated at every stage. They responded quickly to my queries and made the whole process smooth and stress-free. I really appreciate their support and clear communication. Highly recommended service.

I am a landlord and have used ELC for 8 years. I have only had good experiences and outcomes using them as they are quick and professional and always helpful. Joseph Nixon is my current agent and he has been terrific. ELC's service is also extremely good value for money. I strongly recommend ELC!

I honestly can’t thank Edinburgh Letting Centre enough for their support and communication throughout my tenancy. A special mention has to go to Rheshi, who has been absolutely amazing. From the very beginning, they’ve kept me updated on every request and issue quickly and clearly, and their communication has been outstanding throughout. What’s meant the most is the kindness, patience, and understanding they’ve shown during what has been quite a difficult time for me personally. It’s rare to come across someone who is not only professional and efficient, but also genuinely compassionate and supportive. I’m incredibly grateful for all of the help and reassurance I’ve received, and I truly hope to have many more years with Edinburgh Letting Centre. Thank you again, especially to Rheshi, for going above and beyond.

Karen was absolutely fantastic when I needed help with a leak at my property. Even though everything was handled over the phone, she responded incredibly quickly and guided me through the situation with real professionalism and efficiency. She was friendly, reassuring, and clearly very knowledgeable, explaining everything in a way that was easy to understand. What really stood out was how approachable and kind she was throughout—it made a stressful situation so much easier to deal with. Thanks to her clear advice and support, the issue was sorted quickly and smoothly. I wouldn’t hesitate to recommend Karen to anyone in need of reliable, prompt, and genuinely caring service.

We successfully rented our flat through ELC. Krisztina has been more than helpful since we first saw the flat, to post moving in. All issues have been fixed and tended to promptly by ELC and the landlord. The entire process has been smooth, stress-free and professional. We are glad to have rented our property through ELC Lettings.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
