What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Edinburgh – what matters

When choosing an estate agent in Edinburgh, sellers and buyers should first establish which tasks they want the firm to handle. Coulters offers both estate agency and legal services. Before instructing the business, it is therefore useful to request separate explanations of each service’s scope, points of contact and costs. A combined offering does not remove the need to check exactly what the engagement includes.

Sellers should ask how the proposed valuation is supported and which comparable properties inform it. In discussing Coulters’ tailored sales planning, useful questions concern marketing channels, viewing arrangements, progress reports and the handling of offers. Any expenses beyond the agreed fee and the applicable contract terms should also be clarified.

Buyers searching in Edinburgh or East Lothian should establish whether their adviser covers the relevant neighbourhood and property type. For the Property Finding Service, the search area, budget, selection criteria and scope of work should be agreed in advance. Access to off-market properties should not be treated as a guarantee that a suitable property will be available.

For clients selling and buying at the same time, clear communication and coordinated scheduling between the estate agency and legal teams are particularly useful. Online tools such as an LBTT calculator can provide an initial indication, while individual costs need separate confirmation. Google reviews offer additional accounts of customer experiences but cannot replace a discussion with the firm or scrutiny of its proposal. These points are general guidance, not legal advice.

We used Coulters to sell our property in Haddington. Carmella handled the legal side from the offices in Edinburgh and was excellent. Everything was dealt with efficiently in a timely manner and we were kept in touch throughout the process. When it came time to sign the contract and hand in the keys, we were able to do this through the North Berwick office which was very handy. All in all a very positive experience and we would not hesitate to recommend or use Coulters again.

Coulters are provided an excellent service from start to finish and were consistently helpful throughout with any queries we had and always responded promptly. We would recommend using their service to anyone looking to buy or sell their property. We received fantastic communication and an effective service from both Aidan & Rachel which was greatly appreciated. Throughout our whole process and we were updated at each stage along the way. Thank you.

We cannot recommend Callum at Coulters highly enough! Selling and buying a house can be incredibly stressful, but he was absolutely fab from start to finish. He was super patient with all of our questions and took the time to explain everything in a way that was easy to understand. His professionalism and clear communication made the whole process so much easier and smoother. Thank you, Callum for all your hard work!

I sold my flat with Coulters recently. The entire team were amazing, especially Francesca who went above and beyond. She was professional at all times with excellent communication skills and advice. Joan managed the sale of my property and she was also excellent. Struan, Nicky and Carmella managed the legal side and it was a pleasure to work with them. I’d highly recommend Coulters. Thank you to the entire team! Best wishes, Angela Oglesby

I can’t recommend Callum and the team at Coulters highly enough. Callum managed both the sale of my home and the purchase of my new one, and the service I received from start to finish was exceptional. He was professional, approachable, and always kept me informed, making what could have been an incredibly stressful process feel much more manageable. I always felt that everything was in safe hands, and nothing was ever too much trouble. Coulters has completely changed my perception of conveyancing solicitors. The level of communication, attention to detail, and genuine care shown throughout was outstanding and a huge step above any conveyancing firm I’ve dealt with previously. A big thank you to Callum for all of his hard work and support. I wouldn’t hesitate to recommend him and Coulters to anyone buying or selling a home.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
