If I could give it less than a 1 I would. My husband and I lived here for 4 years and while we loved the accessibility to the city, the management was awful and that is putting it lightly. There are plumbing issues once a month and somehow you are at fault (this progressively got worse the longer we lived here) where they charges us $300 every time they had to come fix it. We couldn't wait to get out. When departing management sent us 30% of our deposit after living there for 4 years. Be prepared to pay for new paint on walls, floors etc. All normal wear and tear after living in the same place for years. The kicker is, we noted when we moved in one of the cabinet doors being broken (which they never fixed) in addition, they charged us at the end of the lease!! Once we proved it was on the move-in checklist they insisted they would send another check to us. We moved out in April and it i

Truly one of the worst maintenance companies I have ever dealt with. We’ve had multiple issues with air condition, water leaking, and just poor communication with the teams. Our landlord would rather go through his own people, but we have to use SPM. Multiple times the SPM teams have sent someone here after we submitted a maintenance issue and said there isn’t a problem. Then once another team comes to look at it they agree and say there is a leak or the time our AC went out and the guy tried to explain to me I just needed to keep turning the unit down even though the temperature in the house kept rising to 88 degrees or higher in the house. Then only to realize that the community grounds keepers cut the wire for the AC unit. We pay a monthly fee for 24/7 maintenance, but no one is ever available via phone call or replies to messages. They don’t keep up the houses for regular maintenance

Where do I began..... My journey to find a home for me and my kids have been a very long journey. Throughout the time of me looking for the perfect home I finally came across a property I truly loved. Immediately I applied for the home and in no time I was reached out to by Specialized Property Management. From the start of the Application process, Specialized Property Management team was there step by step making sure to answer any question that I had in regard to the process. The staff members that I was in close contact with truly made my experience very AMAZING. The staff members are very friendly and patient. Staff members made me feel welcomed and allowed me to ask as many questions I had. I truly look forward to my future with Specialized Property Management Team as I now I am in the right hands. Until someone calls and resolves this issue with my wife and I this review will stay live. I am leaving this review because my wife and I have had an extremely stressful and disappointing experience with this property management company, and these last two weeks have been a perfect example of the lack of communication, urgency, and support we have dealt with. Since 5/4, my wife has been emailing and calling every day trying to speak with someone about extending our lease due to changes with the closing date on our house. This was not a situation where we were refusing to pay or trying to avoid responsibility. We were actively trying to communicate, get confirmation, find out the amount due, and have the correct charge added to the resident portal so we could pay. Instead, we were left chasing responses.
