Editorial context

Working with a provider in Chicago – what matters

When choosing a property manager in Chicago, owners should first establish whether the company’s experience matches their building type and required scope of service. For Silver Property Group, its focus on North Side multifamily buildings and its stated availability for third-party management are relevant starting points. Discussions should clarify which tasks fall within routine property management and which asset management, leasing, or construction management services require separate agreements.

Clear reporting channels, responsibilities, and repair procedures matter in day-to-day operations. A resident portal can support communication, but it does not replace defined arrangements for processing requests, providing updates, and escalating unresolved issues. The website’s statement about round-the-clock responsiveness should therefore be clarified in terms of availability, emergency arrangements, and service delivery.

For renovated multifamily properties, the condition of each building also deserves close attention. Apartment features and the upkeep of shared areas should be assessed separately. Owners should ask how maintenance, repair approvals, contractor coordination, and cost controls are organized.

Because the company references accounting services and knowledge of local rental rules, questions about reporting frequency, financial documentation, and responsibilities are also useful. These are operational considerations, not legal advice. Reviews can provide additional context, but the specific management agreement, property-level information, and agreed responsibilities remain central to evaluating the service.

I cannot say enough great things about Dino and the entire team at Silver Properties. I first worked with Dino a few years ago when he helped me find my current apartment, and from the very beginning he was professional, knowledgeable, responsive, and genuinely invested in helping me find the right home. Now, as I’m preparing to move this year, I’ve had the opportunity to work with him again, and he has been just as incredible as I remembered. Dino is the type of person who makes what can often be a stressful process feel easy. He’s always quick to respond, transparent, patient, and willing to go the extra mile to answer questions and help however he can. It’s clear that he truly cares about the people he works with, and that level of service is becoming harder and harder to find. My experience with Silver Properties as a whole has been equally positive. Throughout my time as a reside

We had an issue our HVAC that required our kitchen ceiling to be cut into. It was handled quickly and effectively. It's super easy to communicate through the resident portal. Ardian is wonderful always responding to my emails with a resolution. My husband and I are very happy here. If you're looking to live in a building where the management company cares about you, then Silver managed properties are where you and your family want to be.

I’ve lived here since May 2025 and couldn’t be happier with my apartment. A special shout-out to my apartment manager, Miron Dalipi. He has been a great pleasure to work with concerning issues with heating, items to be fixed, repaired or replaced. In each case, it has been handled quickly and without hassle. Communication is extremely easy through email or their app, which is easy to navigate. Overall, a great experience. I’m very happy to call this place home.

Silver bought the building we live in and everything has gone completely downhill. Our building is being neglected now: washing machines doubled in price but are constantly broken and eating quarters, roaches appeared after years of a clean building, trash piles up in the hallways and the front yard is often very overgrown, I had to call 311 repeatedly last winter over insufficient heat (it was never broken, they just changed the program to run way less to save money, apartments were as low as 50 degrees) and overflowing recycling, and Robbie Hiller is absolutely useless as a property manager unless multiple people press him to actually follow the law and do his job. He'll happily get you into an apartment but ask him to fix something and it will take weeks + multiple people complaining about it. Don't waste your time or money with this sham company, they bought a beautiful old building

Dino helped us find our new Chicago apartment and made for a much smoother process! Thanks for being so communicative and swift during this process. We're looking forward to our new spot!
