Editorial context

Working with a provider in Dallas – what matters

When choosing a property management company in Dallas, first establish what type of community requires support. Managing an HOA or condominium association differs from managing individual rental homes. SBB primarily describes services for these associations and for developers. Prospective clients should therefore check whether the proposed engagement matches their community’s structure and stage of development.

Responsibilities should be clearly divided between the board, management company, and outside contractors. For the services listed by SBB, the proposal should specify the scope of accounting, budget preparation, insurance coordination, meeting organization, and shared-property management. Fees, potential additional charges, reporting frequency, and responsibility for urgent matters also warrant clarification. The assigned manager and accounting representative provide a starting point for questions about availability and backup arrangements.

During a management change, particular attention should go to transferring owner records, providing portal access, and explaining payment procedures. Having an online portal is only part of the process: access permissions, notifications, and assistance with using it should also be explained.

For new developments, budget assumptions, administrative procedures, and the transition from developer control are important discussion points. If events or amenities are included, their scope, costs, and responsibilities should be documented separately. These considerations support a practical comparison of proposals and do not constitute legal advice.

SBB became our new HOA in March, but we were never contacted. I didn't receive a single email, phone call, or piece of mail. Then, when I found out on a Facebook community group, I contacted them via email to get account info. SBB didn't reply. A week later I called and was able to set up an account over the phone. Only then did they reply to my emails regarding the account. I had also magically incurred a late fee for HOA dues the same day I called to set the account up. I now have a late fee they will not remove. When asked why they denied it...they have not replied to my emails in over a week. How can you fine me for something you never sent me a bill for. I didn't even have an account or any clue SBB was our new HOA management. SBB was super quick to send me the bill in the mail for the fee after I called...

I spoke on the phone with Loren Bautista, a resident care specialist. She was so kind and did an amazing job at assisting me. I needed help and clarification on making an installment plan so that I can pay off my balance without any issues! I can honestly say that was the best customer service experience I’ve ever had! I got off the phone call very happy and relieved. Thank you Loren!

Loren Bautista is a goated customer service rep. as for the HOA itself they will charge you if you breathe wrong, pretty lame arbitrary rules when they don't even cut their own grass or put lights up at the parks, who knows where all that grass money is going. 5 stars for the customer service, 1 star for the actual community management.
