What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Edinburgh – what matters

When choosing an estate or letting agent in Edinburgh, first establish whether you need help with a sale, a letting or ongoing rental management. The Rettie branch described here focuses on letting and management. For owners, the distinction between tenant introduction and a comprehensive management service is therefore particularly relevant.

Before appointing an agent, compare the precise scope of services in writing. Which marketing and tenant-selection tasks will the agent handle, and which responsibilities remain with the owner after a tenant moves in? Fees, potential additional charges, reporting frequency, responsibilities and arrangements for repairs should also be clarified in advance. The supplied website extracts do not provide detailed terms on these points.

As Rettie handles individual flats, family homes and portfolios, advice should address the particular property type and location. A free rental appraisal can provide a starting point; ask which comparable properties and assumptions about letting prospects underpin it. An appraisal is not a guarantee of a particular rent or a fixed time to secure a tenant.

For prospective tenants, clear property descriptions, an understandable viewing process and information about application documents are important. The supplied reviews discuss communication and viewings, but do not replace checking the specific property and terms yourself. Owners changing managing agents should also agree handover arrangements and points of contact. These are general practical considerations, not legal advice.

I attended a group viewing today and was truly impressed by Alek Jardine’s professionalism. Alek was kind and patient with everyone in the group, answering every question thoroughly and making sure no one felt rushed or overlooked. It’s clear he knows his job inside out and genuinely puts people first. One thing I especially appreciated: the flat matched the listing photos perfectly — no surprises, no disappointments. That kind of honesty says a lot about the integrity of this agency. I would highly recommend Rettie Edinburgh Lettings to anyone looking for a reliable and transparent estate agent. Thank you so much!

From the start of the process to having our flat rented out, Rettie have been excellent. Ros Mills was our New Business Manager and was extremely helpful, she made the onboarding process very easy for us. All the staff we dealt with are clearly very knowledgeable, experienced and competent. We really do feel our property is in safe hands. The advice provided initially to get the flat to market condition was invaluable. Everything you would expect from a market leading letting company.

Just started using Retties to rent out our unfurnished family home in the The Grange, Edinburgh. Excellent communication and charming staff. Highly recommended.

I recently moved over as a landlord to Rettie from another letting agent, who I’d been with for a number of years, but was experiencing service issues with. Rettie were proactive in completing the switch as soon as possible, to minimise the marketing down time, and the whole process went very smoothly. My property had been vacant for a couple of months before switching, however Rettie found a new tenant within a couple of weeks. I have found them to be professional, responsive and helpful. They dealt with everything in a timely manner and kept me well informed at every step. I’d have no hesitation in recommending their services.

Very pleased with our dealings with Retties. We were looking to rent a property and staff were very helpful and personable at every level. From first contact by phone to book a viewing to move in day, we were able to speak to people, kept informed and advised. Lara was very helpful.Compared to other agencies we dealt with during our search, it was a breath of fresh air to deal with people not an online impersonal service.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
