Editorial context
Working with a provider in Atlanta – what matters
When choosing a property manager in Atlanta, owners should first establish whether their property type and address fall within the company's actual service coverage. Renters Warehouse lists numerous communities and describes a focus on single-family rentals. Prospective clients should therefore obtain explicit confirmation of coverage and available services for their particular property.
A published starting price is not enough for a meaningful cost comparison. For the advertised rate starting at $115 per month, owners should ask which tasks are included and whether tenant placement, inspections, repair coordination or other services incur additional charges. Statements about no upfront fees and cancellation at any time should also be checked against the specific agreement.
Clear procedures matter for both tenant placement and ongoing management. The advertised screening process provides a basis for asking about selection criteria and documentation. Owners should agree on the scope and frequency of inspections and how findings will be communicated. For maintenance, it is useful to discuss emergency intake, actual attendance times, spending approval limits and contractor selection separately. An around-the-clock reporting channel does not necessarily mean an immediate repair.
Other important considerations include designated contacts, agreed response times and understandable financial reports. The mixed selection of reviews offers questions for an initial discussion but cannot replace a review of the service agreement. Individual legal or tax issues warrant independent professional advice; this overview is not legal advice.

The supplied Google data shows 4.3 out of 5 stars from 955 reviews. In the provided selection, two positive reviews specifically praise Olga for responsive communication, helpful support and a clear, straightforward rental process. They are terrible. I rented a home in Henry county area and things constantly were breaking. They give you 2 days to pay your rent. If you’re 1 day late you have to pay a $300 late fee and also pay in person for 3-4 months, using money order. This is an inconvenience when they’re only located in Atlanta and your property is a hour away. Whenever you put in a maintenance order, they will probably use the cheapest service so eventually you’ll have to request a fix again. We had mold in the ventilation system and the plumbing system outside was clogged after sending multiple plumbers out. They only uphold the policy when it’s fits them.
Olga was super responsive and extremely helpful throughout the entire process!! She made everything so easy and made us feel very welcome. Honestly one of the best experiences I’ve had when trying to get into a rental!
Do not trust this company to rent your property out. Some of you may have good results but majority are having major damage issues like myself. This company placed a tenant into my property and saying that this tenant is a very clean and on time tenant. Going through this experience was totally the opposite!!! I have damage THROUGHOUT my property. Water stains/damage throughout the whole property, chewed crown molding, damage hardwood floors, broke my washer/dryer, carpet in every room and stairs damaged due to an animal. When an issue does arise, they are so hard to get in touch with!! There fees are completely unreasonable!!! Tenant needed a new refrigerator and they gave me a quote for $2,000!!! Got the same one for $249.99!!!! DO NOT TRUST THIS COMPANY!! There are better ones out there!
My experience with Olga at Renters Warehouse was outstanding. She made the entire process smooth, clear, and stress‑free. Olga was professional, kind, and incredibly helpful every step of the way. I highly recommend working with her!!
Initially, I chose Renter warehouse because of their high ratings. I spoke with the Director, Derek Stubbs, and he initially assigned rental advisor, Jenise Flye. He stated that it is their company policy to respond within 24 hours. 24 hours had gone by and passed an no confirmation or acknowledgement via email, text or phone from Janise. I requested another rental adviser because I wanted to give them another chance. I was reassigned to Arvis Sullivan. I would like to add that Arvis Sullivan brought her mother along without my consent. Needless to say, I signed the agreement. I had already provided them with the necessary documents such as the deed to the home, builder's permit, Home Owner Covenant, etc... I was told that my agreement would be cancelled without an initial explanation effective immediately. I requested a callback from the Director, Derek, and he informed me that my
