Editorial context
Working with a provider in Seattle – what matters
When selecting a property manager in Seattle, owners should first check whether its experience matches their building's type, size and location. Redside Partners identifies multifamily and commercial properties throughout Puget Sound as its field of activity, with a particular focus on apartment buildings containing 20 to 100 units. For a specific property, prospective clients should therefore ask about comparable buildings under management and who would hold day-to-day responsibility.
The precise scope of management is another important consideration. The term “full-service” does not replace a detailed service description. Owners should establish which tasks are included in the base fee, what additional charges may apply and how repairs or larger projects are authorized. Since Redside describes in-house maintenance and accounting teams, useful questions include how work is divided between employees and outside contractors, and what owner reports contain and how frequently they are issued.
For occupied buildings, communication and transparency deserve particular attention. Before appointing a manager, owners should clarify how resident concerns are logged, how responses are provided and how questions about ongoing charges are addressed. Responsibilities relating to building security and package theft can also be discussed without implying a security guarantee.
If renovations are planned, project scheduling, resident communication and cost controls should be agreed in advance. The supplied review selection describes differing experiences with service and problem resolution. It can inform specific questions but cannot replace an assessment of the proposed management arrangement. These considerations provide general guidance, not legal advice.

I moved out of state to the Hartley in Wallingford without any issues. Alexis and team were extremely helpful during my move. Staff and team responded in a timely matter when I submitted a request or sent a email. Down fall- this building doesn’t have an elevator. You will get your steps in. Street parking was not issue- until the car window break ins kept an occurring. That made me nervous, everyday I would go out hoping my window didn’t get broken into. Other than that great views and location was great!
I have never had a worse experience with a rental management company, and I have rented apartments throughout my adult life. We requested information on unexplained utility increases in November and despite requesting it several more times never received any explanation, just an admission that yes, they were inexplicably higher. The remodel they’re doing on the building, that forced all of the old tenants to move out is cosmetic, I believe the real reason they forced us all out of our homes was so they could increase the rent on the apartments by about 70%. The safety of the elevator remains questionable. In addition, the contractors hired to do the work were consistently disrespectful and unprofessional, leaving trash and debris throughout the building and parking areas for months on end. That we as tenants were left to clean up, for the safety of ourselves and our pets. Also doors le
My daughter has been renting at the Lawson location in Magnolia, Seattle location for the past 3 years. The property manager, Freddie has always been responsive and there hasn't been any major issues. They always helpful and friendly. During the last year they were undergoing renovations so my daughter needed to vacate. The application process and application costs for other apt complexes, such as Avenue5 have been horrendous, expensive and nightmarish due to invasion of financial privacy and slow responses due to use of AI. The non-refundable application for Avenue5 was $550. Fortunately, a newly renovated apt at Lawson opened up and the application process and move in has been such a wonderful experience in comparison to the costly and "nosy" AI methods used by the other apts. There was no AI or high cost for application, they did old fashioned credit checks vs attempting to lin
Writing this review on my 3rd day of move-in to Arete Apartments. So far everything has been good. The move in experience was great and Mitsi was super helpful and patiently explained all the process and completed the lease. The fridge was not cooling and they replaced it with a new one on the same day I reported. So far, I didn't notice any unnecessary noise or chaos outside the unit. It's quiet. The location is great with east bus connectivity right outside the apartment and also 3-4 mins walk to Kirkland Transit Center. Super convenient for people who don't drive. I will add updates after one month of stay.
I am a resident at a property owned by Redside. I love my building, however we have been experiencing an alarming increase in package theft. I understand that this is an issue plaguing many apartment buildings, but we have repeatedly reported this to redside and have been met with a nonchalant attitude and no help. They advertise this building as secure yet there has been no action to help residents feel more safe having important mail and packages delivered there. Best part is, there are CAMERAS in our building, however they “don’t work” and there has been no effort to get them to work even though they are clearly needed.
