Editorial context

Working with a provider in Chicago – what matters

When choosing a property manager in Chicago, first establish whether a provider leases apartments, handles ongoing management tasks or also accepts assignments from external property owners. For Planned Property Management, the supplied website text primarily documents an apartment offering with online availability searches, viewing appointments and online applications. Owners should therefore explicitly ask about the scope of services, fees and allocation of responsibilities before commissioning management services.

For prospective tenants in Gold Coast, River North, Lakeview and Lincoln Park, comparing individual buildings is more useful than relying solely on the company-wide offering. A viewing provides an opportunity to check access, elevators, windows, heating and general condition. Parking arrangements, potential additional charges and required application documents should also be clarified beforehand. A neighborhood listing does not establish consistent amenities across properties.

Clear procedures for repair requests, urgent problems and noise complaints are also important. Prospective clients and residents should ask about responsible contacts, updates and ways to document requests. A resident portal alone does not establish specific response times or functions.

The selected reviews provide reasons to ask targeted questions about communication and maintenance handling. However, they are individual accounts rather than a complete picture of every building or tenancy. Clarifying outstanding questions for the specific property and recording agreed services in writing can help set expectations. These points provide general guidance, not legal advice.

Selected reviews on Google

The supplied Google data lists a rating of 3.8 out of 5 from 292 reviews. Within the provided selection, one leasing employee is praised for helpful, attentive support and quick responses. Building staff also receive explicit praise within otherwise critical reviews. Recurring criticism concerns management responsiveness, the handling of residents' concerns and communication from the leasing office. Individual reviewers also report unresolved noise complaints, access and parking issues, and various maintenance and building defects. These statements are personal accounts. The selection does not cover all reviews and does not establish how frequently the reported problems occur overall.

Totally unprofessional leasing manager. Having noise problems from first day they were ignoring all my complaints and when I finally asked to break the lease, they started to send me noise violation notices and threaten me with eviction! The situation was ongoing. The tenant living above me was regularly moving furniture around and walking in high heels, creating excessive noise on a daily basis during quiet hours. Despite submitting multiple complaints to management, no action was taken to address the problem. The situation escalated one day when, after enduring the constant noise for a long period of time, I knocked on my ceiling. The upstairs tenant then came to my apartment and began verbally harassing me. Even though I had a witness and noise records, management chose not to believe my account. Instead, I received a noise violation and harassment notice because I banged the ceiling,

Bogdan was incredibly kind, helpful, and attentive throughout the entire process. He responded quickly, provided thoughtful and detailed feedback on apartments, and was always persistent in making sure all my questions were answered. I highly recommend working with him. his level of care and dedication is truly unmatched.

I am a current resident. I have already had several issues with PPM that include a lack of responsiveness when I had a parking issue and issues that I have with building accessibility (no ramps, carts, etc). This review applies to the company and the rental office staff, not the building workers - who do their best with (seemingly) little assistance from the rental company itself. Someone I know had a much worse experience where their radiators were unusable for 4-5 days, while it was below 20 degrees outside. They offered that person a credit of less than $50 for the trouble. In all of these instances PPM has shown a clear lack of regard for their tenants. The rental company shows no sense of urgency when addressing serious issues. And they don’t appropriately resolve or compensate you for these issues. I am very disappointed in my time here and would not recommend them to anyone.

I am a current resident and some of the conditions are absurd. I have lived in my building for 6 months. In these 6 months, I have had the pleasure of experiencing: a roach infestation, broken elevators, multiple leaks, outlets not working, sinks not working, leaks from the windows in below 20 degree weather, mold from the air conditioners - the list goes on and on. PPM clearly does not care for its tenants or their properties. It is becoming unhealthy to live here. Robert, the maintenace man, is very prompt and does the best he can do to help with all the issues. Despite all of the help from Robert, I have not received one apology or even heard a peep from PPM. I do not recommend signing with PPM or living in any of their locations.

I was asking basic questions regarding the qualifications required to be approved for a 12-month lease, and Roxana was extremely rude and unprofessional in her responses. She was dismissive, short, and acted as though my questions were an inconvenience. Instead of providing clear or helpful information, her attitude made it seem like she does not enjoy her job or working with prospective tenants at all. It was a frustrating and uncomfortable experience, and not what I would expect from someone in a customer-facing role.
