The replacement of a broken household appliance and assistance following a lockout are also reported. These accounts describe individual experiences rather than contractually guaranteed services.

Editorial context

Working with a provider in Chicago – what matters

When selecting a property manager in Chicago, owners should first establish which responsibilities the contract actually covers. For a provider whose available feedback mainly concerns rental apartment management, maintenance coordination, tenant communication, and the handling of payment issues are particularly relevant. The reviews of Peak Properties offer individual insights into these areas but do not replace a written scope of services.

For repairs, useful questions concern reporting channels, responsibilities, and the distinction between routine requests and emergencies. Owners should also clarify who authorizes work, which expenses require approval, and how progress is communicated. Accounts of prompt assistance or appliance replacement do not establish guaranteed response times.

For day-to-day management, designated contacts, backup arrangements, and clear procedures for move-ins, complaints, and payment difficulties are useful comparison points. For example, the reported assistance with setting up electricity and gas accounts should not be assumed to be a standard included service without confirmation.

Before appointing a manager, owners should also request a written breakdown of fees, additional charges, reporting arrangements, and contract duration. References for comparable rental properties in Chicago can help assess suitability for a particular building. Overall ratings and selected reviews should be considered separately: the exclusively positive reviews provided here do not explain the substantially lower Google average. These points are general guidance, not legal advice.

Ive rented 2 different apartments managed by Peak properties with the latest being 2524 W Superior St in the West Town neighborhood of Chicago. I was a tenant for 3 years between April 2023 - April 2026 and the management was very responsive and attentive with maintenance tickets, the occasional noise complaint, and payment arrangements when I lost my job last year. This was one of my favorite apartments and the fact that they kept everything in working order and responded to issues quickly made my stay very much worth it. Special shoutout to Andreakia the main property manager for the location and her understanding and willingness to help and resolve situations with care and concern. Having someone on your side in times of crisis can most definitely lighten the load instead of adding to it. Ive added some photos of my apartment post move (I had 2 pet cats).

I had an amazing experience thanks to Andreakia (AJ). From the moment I walked in, she welcomed me with a genuine smile and made me feel comfortable right away. She handed me the keys to my new apartment and then went far beyond what I expected. She patiently stayed with me for nearly two hours, helping me set up my electricity and gas accounts, making sure every single step was completed correctly before I left. Her kindness, patience, professionalism, and genuine care are truly exceptional. It’s rare to meet someone who takes so much pride in helping others and never makes you feel rushed. Moving into a new home can be stressful, but she turned it into a smooth and enjoyable experience. Peak Properties is very fortunate to have someone like AJ on their team. Thank you, AJ, for making the first day in my new home such a positive and memorable one. I truly appreciate everything you d

I’ve lived in my building for 5 years, and Chris at Peak Properties has consistently been amazing to work with. I recently had a payment issue, and he responded immediately, helped me get it resolved quickly, and made the whole situation completely stress free. He’s always kind, professional, and genuinely cares about residents. Really grateful for his support!

Andreakia (AJ) is absolutely amazing at Peak! She is by far the best property manager I have ever had, and largely the reason I have resigned for multiple years. She is always helpful and willing to go above and beyond for the tenants. If she’s your property manager, consider yourself very lucky!

I’ve been living in a Peak Properties property for the past 7 years. The management has continued to increase responsiveness and attention to detail throughout my time living here, not the other way around (which seems quite common). When I’ve had a problem, like when my washer/dryer broke, they were on it immediately and I had a replacement within just a few days. All of the people they have sent to my unit for various repairs have been friendly, competent and flexible. I locked myself out of my apartment a few weeks ago and called Peak Properties in a minor panic. Our property manager, Ismael, personally came to my building within 30 minutes to let me back in. I was floored. Not only did he save me from having to pay a locksmith hundreds of dollars, he saved me the time and stress when I was already pretty maxed out and late for a job that I had to drive 3 hours that day to get to.
