Editorial context

Working with a provider in Phoenix – what matters

When choosing a property manager in Phoenix, first establish whether its service area and property types match the property concerned. Peak Investment Properties lists five cities in the Phoenix area, along with single-family homes and apartment buildings. Owners should therefore ask whether the company can take on their specific address and portfolio size.

A written scope of services is useful when comparing management proposals. Tenant placement, rent collection, and maintenance appear on the website, but the supplied material does not specify fees or contractual terms. Before engaging a manager, clarify recurring management charges, potential additional costs, and responsibilities for repairs. It is also important to establish which expenditures require the owner's prior approval.

The advertised quarterly inspections provide a concrete starting point for questions about inspection scope, documentation, and follow-up on identified issues. For the owner portal, ask which reports are available and how outstanding work orders can be tracked. Digital access does not replace an agreement on contact people and communication procedures.

Prospective tenants should document the condition of the individual property during viewing and handover and ask how maintenance requests are handled. Pet-friendly listings also require confirmation of the conditions for the particular home or apartment. The selected reviews make communication, move-in condition, and repair procedures useful topics for discussion, but they do not support a universal conclusion about every managed property.

I had a great experience working with the Sharon with peak investment properties . She was very helpful, professional, and made the entire leasing process easy and stress-free. She answered all of my questions promptly, kept me informed throughout the process, and made sure everything went smoothly from start to finish. Her friendly attitude and excellent customer service made a big difference. I truly appreciate all of her help and would highly recommend working with her to anyone looking for an apartment. I really recommend them .

Our lease is up the end of august, Thank God! When we moved in, the refrigerator didnt keep cold, the electric stove has white crode over the burners and dont go barefoot because your feet turn BLACK, from not being laid properly, the grout is so black in most places, that it looks like the floor is filthy! The people that came to unplug our sink in the bathroom, was a joke, the young kid left a HUGE BLACK MESS all over , I had to go myself and clean it because he left! (what the hell)This company used to come every Thursday, early mornings, blow all the trash and debris out of the complex, it looked real nice afterwaeds, and I, yes I would maintain the property for the remainder of the week, YES ME, I will walk my dog across the street at the community Center, pick up the trash people leave on the grounds, all the damb cigaret buts (thousands), twice a day, its a park for families, why

Move in was ok, no issues. Before moving in there were huge holes in the walls, they fixed them immediately before moving in. They promised to clean, but just put strong air freaheners in to make it seem clean, so the place was still nasty and dirty. Going forward, maintenance has been ok, fixing issues, but the office never replies to messages or phone calls. When I moved in the front yard was/is a mess they never clean up their properties before renting, just rent them out and say the rest is your responsibility. The entry way into the complex needs fixing, you have to enter carefully or you could damage your car, the gate worked for about 3 weeks when I moved in, it was fixed and broken the next week and it has been broken every since, speaking of the entry way and parking area (font and back) areas are all dirt and rocks, so keeping your car clean is impossible, your shoes are al

Marcus was a great help in getting me in a quick tour of the properties for rent and explaining the application process and what was needed. He responded to my messages and made this process very easy and smooth. I literally applied a week ago, got approved and signed and I move in this Friday! Way much easier and less hassle unlike other apartments I’ve applied for and their crazy fees. Thanks Marcus!
