What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Edinburgh – what matters

When appointing an estate or letting agent in Edinburgh, it is useful to distinguish between sales, lettings and ongoing property management. Murray & Currie identifies all three as core areas. The key question is therefore which tasks are included in a particular instruction and which require a separate agreement or additional payment. A written scope of services makes comparisons with other providers easier.

For a sale, useful discussion points include the basis for the asking price, the proposed presentation of the property, viewing arrangements and updates on marketing progress. Prospective buyers should raise questions about property documents and any unresolved issues early on. Website search filters help with shortlisting but do not replace checks on an individual property.

For lettings and management, owners should ask about tenant selection, records of the property's condition, rental accounting and additional charges. Clear responsibility for repairs is equally important: who receives reports, who authorises work and how are progress updates communicated? Tenants should also clarify appointment arrangements, key handling and move-in and move-out procedures.

As the provider lists several Scottish cities within its operating area, prospective clients should ask how local support is organised and who their contact will be. Google reviews can highlight recurring experiences, but should be considered alongside contractual documents and direct discussions. These points provide general guidance rather than legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 3.8 out of 5 from 293 reviews. Within the provided selection, several reviewers highlight friendly, professional and supportive staff, including help with finding accommodation, support during a tenancy and assistance when a landlord decided to sell. Reviewers also identify room for improvement in maintenance response times and follow-up. One owner's review criticises tenant selection, check-in and check-out documentation, the transfer of rent and additional fees. Another review alleges an address and key mix-up resulting in an unannounced entry to a flat, followed by an apology only after a complaint. This summary covers the supplied selection rather than all reviews; the reported incidents have not been independently verified.

Dear Murray and Currie, I would like to express my appreciation for the assistance provided by your staff in helping us find suitable accommodation last year. Their support, professionalism, and responsiveness were greatly appreciated and made the process much easier. At the same time, I would like to suggest further improvements to the maintenance operations. Faster response times, better follow-up on maintenance requests, and more proactive inspections could significantly enhance the overall experience for tenants. Kind regards,

Do NOT use this awful agency. We had a horrible experience not only staying in one of their properties but while moving out. They gave the wrong address and wrong set of keys to a random man who walked into our flat. No notice nothing. And on top of that I was home alone and he didn’t speak a word of English. I was so scared and it took about 10 minutes and someone from the office calling in polish for him to leave. I never got a sorry or anything. I had to email a complaint to get one. So if you don’t want people breaking into your flat as a young woman do NOT use this agency.

We have stayed in a Murray and Currie apartment for the past year with Karolina Taraowicz as our liaison for the property. Karolina has gone above and beyond to be accomodating for us, and managing our property even with a challenging landlord. We really think she's done an amazing job, and would absolutely recommend working with her again

Really disappointing from a property management perspective, unable to manage tenants causing damage or indeed vet them properly. Check in and check out services basically non existent. Tenants were able to leave the property full of rubbish and with items missing from the inventory, plus their own broken furniture that needed to be disposed of at my own cost, against the terms of the contract. Very poor in terms of passing on rent in a timely manner, providing documentation and yet manage to bill additional ‘fees’ for things which should be covered under the agreement.

I’ve had a really positive experience with Murray & Currie. They have always been approachable, offering sound advice and support whenever needed. Their staff are personable, professional, and genuinely keen to help. Recently, when my landlord decided to sell their property, the team at Murray & Currie were very supportive and made what could have been a stressful transition much more manageable. I truly appreciate their help and would highly recommend them to anyone looking for a reliable and caring letting agency.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
