Editorial context

Working with a provider in New York – what matters

When selecting a property manager in New York, boards should first establish whether the company’s experience matches the ownership structure and the particular building. For Maxwell-Kates’ documented focus on cooperatives and condominiums, coordination with the board and clear communication channels for shareholders, owners, and residents are especially relevant. The two ownership structures differ in their organization, so a proposal should explain the respective responsibilities clearly.

Before appointing a manager, it is advisable to obtain a written service schedule. This should identify which tasks the manager performs directly, which are outsourced, and which incur additional charges. General references to in-house specialists or ancillary services do not replace a specific description of the agreed scope. Questions about designated contacts, cover arrangements, and records of ongoing matters are also useful.

Because Maxwell-Kates mentions technology resources for decision support, prospective clients can ask about available reports, access permissions, and how board documents are provided. For building equipment problems, reporting channels, urgency categories, updates, and escalation procedures should be discussed in advance. The supplied reviews make communication and complaint handling relevant areas to examine, but they do not establish performance across all managed buildings.

Reviews should therefore be considered alongside the actual proposal and, where possible, references from comparable properties. These points provide general guidance for selecting a manager, rather than legal advice or a substitute for reviewing a management agreement.

Recurring criticisms concern delayed handling, communication perceived as dismissive, and a lack of resolution. These accounts describe individual experiences; several of the supplied critical reviews are truncated.

This is, without question, the most frustrating and disappointing experience I have ever had with a building management company. My family and I are shareholders in a cooperative building managed by this company. As owners, we expected professionalism, responsiveness, and a genuine commitment to resident safety and quality of life. Unfortunately, our experience has been the exact opposite. For the last 2 months we have been living with a recurring low-frequency vibration and noise problem caused by building equipment. This is not an occasional inconvenience. The vibration repeatedly travels through our home, creating sensations of ear pressure and repeatedly disrupting our family’s sleep and daily life. We documented the issue, provided recordings, repeatedly reported it, and sought professional evaluation. Despite extensive notice and countless opportunities to act, management failed

I am a condo owner of a building managed by MKI. In particular, the account team of David Richman and Cindy Chan is divine. As a resident, when David joined I saw an immediate shift. The speed of responsiveness, professionalism, and knowledge increases exponentially under their leadership. I am thankful for their care and attention.

We recently moved into a building managed by Maxwell-Kates, and our experience has been outstanding. Our managing agent, Adriana Bernard, has been exceptional—her prompt responsiveness, professionalism, and genuinely warm demeanor make every interaction seamless and enjoyable.

Unfortunately, my experience with Maxwell Kates has been extremely disappointing. My property manager, Larry, has consistently dismissed my concerns, while his supervisor, Andy, has offered excuses rather than meaningful solutions. The hallways on my floor frequently smell strongly of cat litter. As someone with a cat allergy, this odor significantly affects my ability to breathe comfortably in my own living environment. I initially raised this issue with the property manager and requested assistance in addressing it. However, he responded that he did not consider the odor to be a problem and declined to take action. Only after I escalated the matter to the building’s board did the property manager agree to look into a solution. Following this, his demeanor toward me became noticeably rude, seemingly in response to my decision to seek help from the board. In an effort to address both t

on Oct 14th 20025, I had notified maintenance of a leak in my bathroom at my apt 392 Maryland Ave, Staten Island,N.Y. Unforuntley, Maxwell-Kates has a history of employing sub-par workers in the maintenance dept. Not only couldn’t the super handle a severe leak, after expressing my concerns. It took Maxwell-Kates 12 day to inspect the problem. this person is Maria who sit on the board of chateau villa. she had been beyond difficult to resolve the major leak. Upon inspection it had determined the leak was behind the wall and falls under Management to fix. Since the start of the leak- I’ve been bullied and blamed by the super and management that it was in fact my fault, which was not the case. further damage has been cause due the the main leak and Managment wants to charge resident for the repair. I find this totally unprofessional and highly disrespectful, as this leak caused daily li
