Editorial context
Working with a provider in Amsterdam – what matters
When appointing an estate agent in Amsterdam, first establish whether you need help with buying, selling or both. Makelaars van Amsterdam presents these areas separately on its website and also lists a combined purchase and sale package. Prospective clients should therefore discuss the specific scope of services, fees and responsibilities before making an appointment. The supplied sources do not include contractual terms or pricing details.
For buyers, an initial consultation and a search profile can help structure housing preferences, budget and preferred neighbourhoods. Since the agency provides information about Amsterdam’s districts, neighbourhoods and bidding, it is worth asking how this information informs an individual search. Buyers should also clarify whether viewing accompaniment, document review and bidding support are included in the agreed assignment. A positive customer account of purchase support does not replace a binding description of services.
For sellers, the reasoning behind the asking price, the marketing plan and viewing arrangements are important discussion points. The website mentions an exclusive open house and online viewings. Owners should ask which formats are proposed for their property and what costs apply.
Professional memberships and reviews can provide additional guidance. However, the services actually agreed and clear communication remain central. If English-language support is needed, it is advisable to confirm who will provide it throughout the assignment.

I had a pleasure to meet and buy a place with Mathias. We met several agents before to make an informed decision about the person we would like to cooperate with. Before, with previous agents, we had a feeling that the person was not really engaged, "player" or pushy. But immediately with Mathias we felt the click. Nothing is impossible with him, but also he is realistic what we can and cannot do. He was with us on every viewing and he was fighting for not only winning the bid, but also to get us a good price. Market is very competetive and you really need a shark to be there for you. Mathias indeed was that person for us ! But with that said he was also very kind and respectful to everybody around. His knowledge about the housing situation, how and what to bid, his whole network is really outstanding. We felt taken care of. Thank you Mathias, we had so much fun with you and we wish you
Had a very good viewing experience with Mathias. He explained everything in detail, gave helpful tips, answered all the questions, was patient and gave the sufficient time I needed to check the place. Compared to many other viewings I have done, this was one of the nicest ones.
Sabine Wendel is such a lovely & amazing person, I have met her during yesterday's viewing in Amsterdam. This was one of the nicest viewing I have ever experienced. Kind, sweet & professional, once again thank you Sabine, big hug !
Friendly and helpful, informative viewing. Really got to see the apartment thoroughly, look out of the windows, open them, check all the kitchen utilities, the cupboards, all the ins and outs of the place. All questions answered giving full details. In short, a very pleasant experience. And a more intimate experience of the property itself and the neighbourhood.
Jan Jaap is the best real estate agent I’ve ever met! From the moment we connected, he was incredibly professional, patient, and kind. He answered all my questions in detail and made everything so easy to understand. His excellent English and friendly nature made me feel very comfortable as an expat looking for house in AMS. During the viewing, he took the time to introduce every little detail of the apartment, which showed how well-prepared and thoughtful he is. I felt truly supported throughout the process – I couldn’t recommend him more! I would also consider him as a buying agent next time! :)

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
