Editorial context
Working with a provider in Amsterdam – what matters
When appointing an estate agent in Amsterdam, first establish the role involved: representing a buyer or prospective tenant, marketing a property for its owner, or providing ongoing management. JLG Real Estate lists all these areas. A clearly defined assignment should therefore set out the services, responsibilities, fees and any additional charges.
For a housing search, prepare a brief covering budget, preferred districts, space requirements, intended move-in date and furnishing preferences. The filters on JLG’s website address several of these criteria. For rental listings, prospective tenants should also clarify which recurring costs are included in the advertised price, what documents are required, and how viewings and contract discussions are arranged. Individual reports of quick agreements are not a reliable timetable for other searches.
For purchases or sales, useful discussion points include the basis for the asking price, the available property documentation and the scope of assistance. Owners considering management should ask which financial, commercial and technical tasks are actually included. Reporting arrangements, repair approvals and communication with tenants should be clearly agreed.
The NVM affiliation stated on the website and customer reviews can inform an initial shortlist, but do not replace scrutiny of the specific proposal. Anyone relocating to Amsterdam from abroad should also confirm the available service language and options for coordinating remotely. These points provide general guidance rather than legal advice.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
