What to look for in Amsterdam

With agents in Amsterdam, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Amsterdam – what matters

Before appointing an estate agent in Amsterdam, clients should establish whether they need help buying, selling, finding a rental home or letting a property. Dutch Real Estate Company lists all these areas, alongside relocation and property management. It is therefore important to define the scope of the individual instruction rather than assume that every advertised service is automatically included.

For a purchase, discuss the search area, budget, property requirements and responsibilities for viewings and documentation in advance. Sellers should ask about the proposed marketing approach, the basis for the asking price and how decisions will be coordinated. Fees, potential additional costs and the contract term should be clearly documented before appointment; the supplied website extracts provide no details on these points.

Tenants and international newcomers should clarify which aspects of the housing search and relocation are actually covered. They should also confirm the language available for advice and any support while they are abroad. A multilingual website does not by itself confirm the communication arrangements available for a particular instruction.

For buy-to-let and management, investors should distinguish property sourcing, tenant searches and ongoing administration. The advertised maintenance support warrants questions about approvals, spending limits and reporting. Google reviews can offer insights into working relationships, but cannot replace a specific proposal or an examination of the agreed services. The supplied selection contains only positive reviews.

Very happy with the Dutch Real Estate Company services. My agent Laurence was a pleasure to work with, took care of everything and was very fast and responsive. As it was my first time buying an house she explained each stage step by step and simply to make sure that I understood everything clearly. The process went so smoothly and from start to finish and now being in my new apartment, it only took just under 3 months. Would highly recommend there services and ask for Laurence!! ☺️

Laurence at Dutch Real Estate Company made my relocation to Amsterdam genuinely easy. Moving to a new country comes with a lot of unknowns, but she guided me through the entire process with efficiency, patience, and real market knowledge — always responsive, always one step ahead of potential issues. She's trustworthy, considerate, and clearly puts her clients' interests first. If you're relocating and want an agent who makes the process feel smooth instead of stressful, I can't recommend Laurence enough!

I recently had the pleasure of working with Laurence Desjardins from Dutch Real Estate Company to find a place to call home in Amsterdam. Relocating from Australia to the Netherlands for work was a significant life change, and finding a rental property in Amsterdam is no easy task. After speaking with several agents, I knew from my very first conversation with Laurence that I was in good hands. Throughout the entire process, Laurence demonstrated genuine care, exceptional market knowledge, and incredible patience. What stood out most was her commitment to understanding my situation and helping me navigate a highly competitive rental market with a realistic budget as a single applicant. Laurence was always available to answer questions, provide guidance, and represent my interests during property inspections while I focused on managing my international relocation. Having someone I coul

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
