I’ve contacted the property manager April Flores and Director Lindsey Hatfield numerous times by phone, email, and voicemail regarding ongoing concerns, but responses typically come back only by email one or two business days later, if at all. There is very little transparency, acknowledgement, accountability, awareness or follow-through when it comes to addressing reported issues. This property over the past 2-4 months has experienced on going Burglaries, Maintenance requests, cleaning, landscaping, and general upkeep. All have not been handled in a timely or satisfactory manner when addressed to LBPM. Within 3-5 business days the concerns are acknowledged but not resolved, leaving all tenants frustrated. Wow. The reviews really speak for themselves here! I don't know why anyone would hire a property management company with this horrifying level of terrible reviews. A few can be an anomaly.. but THIS -- MAJOR RED FLAG! I came to leave yet one more scathing review of how this company is truly incompetent. Lying, deceitfulness, complete and utter incompetence. They are very behind on their paperwork and correspondence, causing a litany of issues, among other major problems. Our HOA president was able to uncover the absolute mess this property management company caused. I have back up data evidence I can share, feel free to message me and I will send.

Zero stars if I could. Took this company to small claims court over their shady billing and won. LBPM / Ideal Property Management consistently overcharged for basic maintenance (like $250 for a smoke alarm battery) by funneling jobs to a contracting company owned by the same people running LBPM—a conflict of interest they failed to disclose. The day-to-day management was just as bad. Robert was unprofessional and disrespectful throughout our time with them. Even three years after cutting ties, their passive-aggressive behavior continues: they tried to force me to drive to their office for a utility refund check by emailing a scan with the amount whited out. Turns out the check was for $1.37. They are petty, dishonest, and completely unprofessional. Avoid them at all costs.

Would not recommend this company. There is no way to contact them and any messages never get answered. They are quick to give fees for late payments but never respond to maintenance requests or any other questions - they just hide behind a call center taking messages that do no where

Poor communication and lack of accountability My experience with this HOA management has been very frustrating. Maintenance requests submitted through the official system are often left unanswered, with no updates, acknowledgment, or explanation. In my case, a maintenance request remained inactive despite multiple follow-ups. The HOA manager, LARRY, did not respond to written inquiries, even after the matter was escalated. As an owner, it is concerning when basic communication and transparency are missing, especially for routine maintenance issues that directly affect residents. Timely responses and clear updates should be a minimum standard for professional HOA management. I hope this feedback leads to improved communication and accountability going forward.
