Editorial context

Working with a provider in Chicago – what matters

When selecting a property manager in Chicago, owners should first establish whether the company's experience matches the property concerned. Rental apartment buildings, commercial premises and mixed-use properties have different leasing, operational and communication requirements. Since Kass Management lists both residential and commercial management, a property-specific description of the proposed services is more useful than a general service overview alone.

Owners should clarify which tasks the manager handles directly and when outside vendors are engaged. Relevant points include maintenance responsibilities, spending approvals, renovation oversight and budget reporting. For a company that highlights budget analysis and vendor relationships, transparent cost breakdowns and clearly defined decision-making procedures are useful comparison criteria. Management fees, additional services and any separate project charges should also be established before an appointment; the supplied sources do not provide these terms.

For leasing, reliable viewing arrangements, documented handovers and clear information about available amenities or additional services matter. The supplied reviews provide reasons to ask specifically about appointment changes, key handovers and outstanding maintenance requests, without assuming that the reported experiences apply to every managed building.

A resident portal can bring payments and service requests together. However, prospective clients should establish who processes requests, how residents receive updates and what procedure applies to urgent issues. Because some documented services come from a 2018 announcement, their current scope and availability for the specific property should be confirmed.

My experience with KASS Management was extremely disappointing and frustrating. I scheduled a showing for an apartment and arrived at the property only to find out that the appointment had been canceled. No one notified me beforehand, so I wasted my time traveling to the location and waiting for an agent. I was then asked to reschedule. After rescheduling multiple times, I continued to experience issues with communication and scheduling. Just when I thought I would finally be able to view the unit, I was informed that the keys for the apartment were missing and that maintenance needed to replace them. At that point, this was the third time the showing had been disrupted by a preventable issue. I understand that unexpected situations can happen, but repeatedly canceling or delaying showings demonstrates a lack of organization and respect for prospective tenants’ time. Apartment hunting

i was not allowed to prorate the day before move in even though my last lease ended on the 1st and i wasnt able to get my keys until 12, meaning i had to scramble to move out of my old place before the next tenant moved in so i could move into my new apartment at kass. I was not given a key to the mailbox or laundry room when i picked up my keys on move in day. how am i supposed to get my mail or do laundry?? the unit wasnt occupied a month before me yet the gas was left on, the coax cable for the internet was ripped out and even had xfinity construction people over to put a new wire in they couldnt find. and im supposed to get wifi with xfinity according the management, which i couldnt even do! The front door are NOT locked and secured when i pay for a locked building, so anybody can walk right in.

For the past two weeks, I have been dealing with a severe fly infestation in my apartment. I have repeatedly contacted Kass Management by phone and submitted maintenance requests through their portal, yet the problem remains unresolved. The amount of flies is completely unacceptable and clearly visible in the photos. This has gone beyond a normal maintenance issue and has become a serious sanitation problem. Management has been made aware of the situation several times and has failed to provide an effective or timely solution. Residents should not have to repeatedly beg management to address conditions that affect the cleanliness and habitability of their apartment. Extremely disappointed with the way this has been handled.

I never write reviews but this time I absolutely had to do it. They are the absolute worse! I send them a ticket to fix my backdoor because it is broken and they said someone was going to come in but they never did! And then there was an unalive animal in front of that door and I didn’t see it until it started decomposing. Larvae started coming into the apartment at night (A LOT OF THEM, A LOOOT) turns out the door is not even completely closed but there’s a part where it is bent and that’s where they were coming from. I called their emergency number and the person who answered said she was gonna give this information to the morning crew whenever they opened in the morning!!! Because apparently this wasn’t an emergency! I had to stay up all night because the larvae kept coming in the apartment and the smell kept getting worse and worse. This is definitely a 0 star review. I can’t explain

You will never get clear, direct, and timely responses to any issues. Parking was a selling point advertised in the leasing of this apartment. Signed the lease having been told multiple times parking would be available for an additional $75 a month outside of the lease. After signing we were give trouble when trying to receive a spot, and once we finally got a response there were none available. A month in they responded that some are available for $115 a month. We questioned them about the change in price and they just ghosted us and passed the offer to others we guess. Additionally we still have yet to be given back half months rent for THEM requesting US to push back the move in date to the 15th yet still charged us the full month. We questioned how and when we would be refunded but no answer. Furthermore, our move in date was pushed back so work can be done on the apartment, but o
