Editorial context
Working with a provider in Edinburgh – what matters
When choosing an estate or letting agent in Edinburgh, first establish whether you need a sale, a new letting or ongoing property management. IERO lists all three areas. The key question is therefore which tasks the proposed service includes and which require a separate agreement or charge. A written breakdown of fees, contract duration, termination arrangements and responsibilities makes comparisons with other providers easier.
For a sale, discuss the basis of the proposed valuation, the planned marketing channels and how viewings will be handled. As IERO identifies Edinburgh and the Lothians as its service area, experience with the specific neighbourhood and property type is also relevant. Owners should ask how buyer feedback and updates on marketing progress will be communicated.
For lettings and management, useful discussion points include tenant selection, handover, routine inspections and repairs. IERO’s team page identifies property management, maintenance and compliance roles, but those job titles do not establish the contractual scope of a service. Clear arrangements for named contacts, spending approval limits and urgent issues are worth confirming.
Prospective tenants considering furnished or unfurnished homes should check the inventory, condition, availability and all ongoing costs. The supplied website extracts do not provide a specific fee schedule. Google ratings and individual reviews can offer additional context, but they do not replace checking the proposal or discussing personal requirements. These points are general guidance rather than legal advice.

Selected reviews on Google
The supplied Google data shows 4.5 out of 5 stars from 289 reviews. Across the selection of five reviews, all rated five stars, recurring themes include prompt replies, clear communication and support when moving into a property. Lauren and Lauryn are mentioned by name. One tenant describes quick resolution of issues and inspections they considered unobtrusive. An owner reports receiving support with Airbnb letting over seven years and through changes in council requirements. No critical themes appear in this selection. It does not represent all Google reviews, and the account of Airbnb support does not establish that this is a current standard service.
I am preparing to move out of my rental and wanted to leave a review because my experience with this agency has been fantastic. This team has been consistently proactive, reliable, and great to work with. A special shoutout to Lauren, who has been absolutely wonderful to deal with. She is incredibly communicative and always understanding. Throughout my tenancy, any issues that came up were met with a very quick resolution and no fuss, and they were never intrusive with their inspections. It has been a smooth experience throughout and I would highly recommend them to anyone looking for a reliable letting agent!
IERO have been exceptionally helpful during various transitions of council policy with the associated regulation changes. They supported me during the total 7 year period of renting my property as an Airbnb whilst I was not in residence. I totally recommend IERO.
The agency has been so very helpful during my move into my new flat. Lauren specifically has answered so many questions for me and been very helpful and responsive. Would definitely recommend Iero properties.
I'm currently in the midst of moving over to Edinburgh into a flat with IERO and have had a really enjoyable time communicating with Lauren to do so. Considering the differences in processes with the UK and NZ, Lauren and her communication and understanding has been a major part in how I was able to complete everything in accordance to the flat. many thanks Lauren!
A first-class service from start to finish. Lauryn was beyond helpful, responding promptly and going the extra mile to make the moving process as smooth as possible. Can’t recommend iERO highly enough.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
