What to look for in Toronto

With agents in Toronto, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Profile summary

Home Leader Realty at a glance

Home Leader Realty is a real estate agency in Toronto. The available information consists of Google data and a selection of customer reviews; the website text could not be retrieved. These sources do not establish a complete service profile. Reviewers describe assistance with buying and selling residential properties and renting out a condominium. Michael Graber and Maziar Moini are mentioned by name.

Several reviewers highlight market knowledge, professional handling and clear communication. Individual accounts describe property recommendations tailored to personal requirements and condominium marketing in difficult market conditions. One critical review, however, concerns a credit allegedly promised but not provided at the closing of a new-build condominium purchase, alongside missing paperwork and unanswered messages.

The supplied Google data shows a rating of 4.8 out of 5 from 240 reviews. No information about the agency’s founding date, team size, languages or memberships is available.

Editorial context

Working with a provider in Toronto – what matters

When appointing a real estate agent in Toronto, prospective clients should first clarify which tasks the assignment covers. The available accounts about Home Leader Realty concern property purchases, house and condominium sales, and renting out a condominium. They do not establish that every agent handles all these tasks or covers every neighbourhood equally. Useful questions therefore concern the designated contact, their experience with the relevant property type and the proposed process.

For a purchase, clients should agree on search criteria, budget and how suitable properties will be selected. An agent’s observations about a building’s condition may be helpful, but they do not replace an independent professional assessment. For a condominium sale, it is worth discussing the basis for the asking price, planned marketing activities and how a longer selling period would be managed. The frequency of updates on enquiries and viewings should also be agreed in advance.

For rental assignments, distinguish between finding a tenant and any additional responsibilities: the supplied sources do not establish a comprehensive property management service. For new-build purchases, any credits, eligibility conditions, required forms and responsibilities should be clearly documented. The critical review makes this a specific point to clarify, without treating its account as proven. Reviews can offer indications of working practices and communication, but they do not replace a direct conversation and a review of the agreed scope of services.

I’ve worked with Michael Graber for over 10 years now, buying four homes, selling three, and renting out my condo, and he’s been incredible every single time. He gets to know what I’m looking for quickly and only sends me the places that truly fit my needs. His structural engineering background has helped me so much; I get useful insights during showings that most people only learn after an inspection. And anytime a sale or purchase gets complicated, Michael is the one who guides everyone involved and makes sure my interests are always protected. He has also consistently helped me maximize my position, no matter what the market is doing. Both during the hot market and the recent buyers market, Michael has always known how to navigate the conditions and advocate for me in exactly the right way. For me, Michael has been a trusted partner through every buying, selling, and landlord exper

** Exceptional Service in a Tough Market! Selling our condo in a challenging buyers market felt daunting, but working with Maziar Moini turned the entire experience into a success story. From the very beginning, Maziar demonstrated deep market knowledge, strategic thinking, and unwavering professionalism. What impressed us most was Maziar’s ability to position our unit effectively despite the slow market. He crafted a compelling listing and leveraged every marketing channel to attract serious buyers. Even when offers were slow to come in, Maziar remained proactive, communicative, and optimistic—always keeping us informed and confident. Thanks to his negotiation skills and persistence, we closed the sale at a price we were happy with. We truly felt like we had a partner who cared about our goals and went above and beyond to achieve them. If you're looking for a real estate agent who thriv

On behalf of the Sousa family, we would like to express our gratitude to Michael Graber for his outstanding dedication to sell our house. Michael's knowledge and expertise of the current real estate market ensured that our house was quickly sold within record time of 24 hours. He was always available to answer our questions, provided clear communication and ensured that everything was handled promptly and professionally. We highly recommend Michael Graber to anyone looking for a reliable and skilled real estate professional. His dedication and expertise truly makes a difference.

I strongly recommend finding a different realtor. I was promised a credit toward closing on a new-build condo, but when it came time to close, the company declined to honor it despite documented proof. The realtor I worked with failed to provide the necessary forms required to qualify for the credit, yet I’m the one being penalized for that mistake. To make matters worse, my emails have gone unanswered despite multiple follow-ups. The lack of accountability and communication has been extremely frustrating. Save yourself the time and stress, work with a reputable and responsive realtor instead.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
