Editorial context

Working with a provider in Chicago – what matters

When choosing a property manager in Chicago, owners should first establish which tasks the management agreement actually covers. High Fidelity describes handling the day-to-day operations of investment properties, but the supplied material does not provide a detailed service schedule. Prospective clients should therefore ask specifically about rent collection, financial statements, property inspections, maintenance coordination, and owner reporting rather than assume these services are included.

Clear responsibilities and communication channels are important. Before appointing a manager, owners should discuss how repair requests are recorded, typical response times, and procedures for urgent problems. They should also clarify who hires contractors, which expenses require approval, and how completed work is documented. The supplied reviews make these processes particularly useful topics for discussion, but they do not replace an assessment of the current offering.

Because the company also assists with buying, selling, and finding rental apartments, the distinction between ongoing management and additional brokerage services matters. A written proposal should clearly identify base fees, potential extra charges, and contract terms.

For a property in the Chicagoland area, prospective clients should also confirm whether its location and use fit the company's management scope. The website's neighborhood directory and listings do not establish that every area or property type is accepted for management. Legal questions about tenancies or contract clauses may warrant separate professional review; this overview is not legal advice.

Selected reviews on Google

The supplied Google data shows 3.4 out of 5 stars from 250 reviews. The provided selection consists entirely of one-star reviews and does not represent the full range of ratings. Recurring criticism concerns missing or delayed responses, lengthy repair turnaround times, and defects that reviewers consider inadequately resolved. Several accounts describe repeated repair attempts or persistent technical problems. Individual positive comments mention friendly maintenance staff and the work of a specifically praised technician. These positive elements do not change the predominantly critical assessment of management in the selection. The experiences described are reviewers' accounts and have not been independently verified.

We have tried to get in touch with this company a dozen times over the past 3 years to come take care of sidewalk garden installations in front of their property in West Town that is completely deteriorating and a total hazard to all kids and pets in the neighborhood. They never, ever follow up. We have filed complaints with the city in the hopes that some action may finally be taken.

This rating should be a 0, but it won’t allow me to put anything lower than a 1. High fidelity property management is not it. This property management took over when I moved to Chicago about 3 years ago. The previous property management that was in charge, was better than what High Fidelity put me through. First, High Fidelity does not communicate well, or in a timely manner to any of their tenants/residents. If you put a service request in to fix any maintenance issues within your complex or building, the ticket that you create in the portal will sit for months before being resolved. They do not take care of maintenance and property issues that make living unbearable. You will have to wait days, if not weeks for an email response that should take a day or less to respond to. Apparently this is not the case for high fidelity. One thing is for sure: this property management will get their

EDIT: I have to add a preface here because i don’t want to mislead readers. I thought I was reviewing 1 job, not the management company. First- I stand by my review of Lee, the maintenance tech who has fixed our property. He’s done great work and we request him by name whenever we send in a repair. This was the THIRD repair done on the same job. We had a broken door jamb that was incorrectly fixed TWICE. After the first repair the door would not lock or shut at the same time due to it not being in alignment with the repaired jamb. We had a huge gap between the door and the outside that we had to block with towels. The second repair tech did not understand that the door was supposed to both shut completely AND lock at the same time. Literally asked me, “So you want both?” After the second repair we kind of gave up asking for stuff to be fixed because of how half-assed the repairs were.

Truly a horrendous experience renting through High Fidelity since the end of August. Before our move in date, the bottom floor flooded so the apartment was not flipped properly between the prior tenants (4 frat boys) and us.. we struggled to get them to schedule cleaning and fixes for months. We have also had an ongoing plumbing issue since the day we moved in, where the kitchen sink and dishwasher fill with water and leak onto the kitchen floor. This is now the FOURTH time this has happened and the 2 most recent times it has begun leaking through the flooring into the ceiling of the bottom floor. It has caused one of our roommates to remove everything she owns from her room and keep it in our living room. This happened last night and today they refused to send a licensed plumber over all because they are trying to not put money into the building since they are selling it. So on multiple

My wife and I were living at our apartment for years before our landlord brought High Fidelity in as the new property manager. Nearly immediately after they came on, they tried to illegally raise our rent past the annual limit set by Chicago law. Every time after that when we had to sign a new lease, it was exactly the legal maximum with no room for negotiation which seemed pretty greedy since absolutely nothing was improved the entire time we lived there. I was also verbally promised that I would be first in line to get one of the garage spots when a previous tenant moved out, but by the time one opened up, they gave it to the new resident instead. The maintenance guys were nice, but they don't seem to have a concept of emergency maintenance since the entire building went without hot water for 4 days after the water heater failed. The price kept going up even the quality kept goin
