Editorial context
Working with a provider in Chicago – what matters
When choosing a property manager in Chicago, the first step is to establish which type of management is needed. Rental management and association management, listed separately on Green Ivy’s website, serve different clients and involve different responsibilities. For rental units, tenant communication, leasing processes, and coordination of ongoing maintenance are typically central concerns. For an owners’ association, prospective clients should discuss responsibilities, decision-making procedures, and the distinction between association duties and matters concerning individual units.
Because the supplied reviews frequently mention communication and maintenance requests, it is useful to ask specifically about designated contacts, reporting channels, and procedures for urgent property issues. Positive individual experiences should not be interpreted as guaranteed response times. Owners should also establish who can authorize repairs, what spending threshold requires approval, and how expenses are reported.
For rental management, other useful comparison points include the scope of tenant placement, application processing, lease renewals, and move-in and move-out assistance. For digital tools, clients should check which functions are available to owners and tenants and whether any additional charges apply.
Before appointing a manager, obtain a written description of services, base fees, potential additional charges, reporting arrangements, and termination terms. The supplied website excerpt does not support a reliable comparison on these points. These considerations provide general guidance rather than a legal assessment of a particular contract.

Jeremy has been a thorough professional and has helped us get the properties in good order and are very responsive to maintenance. I trusted them as a local firm and they've kept that trust.
Green Ivy is managing two properties for us and they have done a great job. They have been responsive to both us and our tenants. They quickly located new tenants and have seamlessly handled renewals for us, including notifying the HOA. We recommend them for your property management needs. Update: another year gone by and we are still happy with the professionalism of Green Ivy managing our units. Update 2: Yet another year of great service.
I've been renting my apartment through Green Ivy as of 3 weeks ago. From the very beginning Brianna was great in keeping me updated on my application process. Everything was very straight forward and made simple for us. The first two weeks of living there my family and I only encountered very minor issues which I reached out to Green Ivy through email and was in communication with the Property Manager, Kevin who was very efficient on getting our maintenance issues taken care of the following day. I overall appreciate the communication with the entire team. They offer different forms of payments to make things easy for tenants. I really like the Residents App; it works great to see your payments and keep track and also another source of communication. Thank you Green Ivy for making renting so much easier and taking care of your tenants!
I was working with a different property manager for several years and suspected that the service was sub par. Who wants to go through the hassle of finding and engaging a new property manager? I got Russel’s name from a colleague and he set Green Ivy apart from the beginning. I’ve been with them for almost a year now and the difference for both myself and for my tenants is fantastic. Work orders are serviced with no drama, the team working on my building is terrific and there’s complete communication around all the issues that come up. I’m very happy that I did the work to switch. Green Ivy costs a little more and gives me a much more comprehensive service. It’s totally worth it.
I’ve never had property management as responsible as Green Ivy Realty & Property Management. They are professional, responsive, and have outstanding communication. They even assist with the move-in and move-out process, and can help you find an alternative place if needed. I’m truly grateful for the care and support they provided to me and my family during our time at their property.
