Editorial context

Working with a provider in Washington – what matters

When choosing a property manager in Washington, DC, the first step is to match the property type to the proposed scope of services. Managing a rental unit differs operationally from supporting a condominium association or running a commercial building. Gordon James Realty lists all three areas. Prospective clients should therefore clarify which tasks are included in their specific agreement and which require separate arrangements.

For rental owners, relevant services include marketing, tenant screening, rent collection, and repair handling. The website’s stated residential management fee of 7–8.5 percent should be assessed against a written proposal: the supplied excerpt does not explain its calculation basis, potential additional charges, or services during vacancies. A maintenance hotline also does not replace clear approval thresholds, assigned responsibilities, and documentation of commissioned work.

For associations, board coordination, understandable financial reports, and the handover from a previous manager deserve particular attention. Commercial owners should additionally compare lease deadline tracking, operating expense reconciliations, preventive maintenance, and longer-term capital planning. For mixed-use properties, managers should explain how costs and reporting are separated.

Because the provider serves Washington, DC, Virginia, and Maryland, a proposal should explicitly address the property’s location and applicable requirements. Sample reports, a named contact, and a written division of responsibilities can support comparison. These points provide operational context rather than legal advice.

Selected reviews on Google

The supplied Google data lists a rating of 4.6 out of 5 from 247 reviews. The selection provided consists entirely of five-star reviews and does not represent the full range of feedback. Recurring positive themes include accessible individual contacts, timely responses, cooperation with association boards, and improvements in financial organization and property oversight. Emergency repair coordination and larger renovation projects also receive positive comments; one review comes from a roofing contractor. Critical observations about Gordon James Realty are limited in this selection: one reviewer mentions minor difficulties during the management transition, while a long-standing client describes recent service as better than before. Stronger complaints about late payments and frequent staff turnover explicitly concern previous management companies.

Last year our building was having issues with our former management company. We discovered that they weren’t paying many of our bills on time, incurring hundreds of dollars in late fees. There were numerous “extra” charges for miscellaneous items like storage boxes and envelopes that were nickel and diming us to death. Our finances were a mess and we were operating at a loss. We were on our third building manager in less than a year, and our latest was an incompetent idiot who had no idea what he was doing. So, we decided to make a change, and after careful consideration we chose Gordon James Realty to be our new management company. The transition went fairly smoothly, with only a few minor glitches, and after nine and a half months we are very pleased with the choice we made. Our bills are being paid on time, there is one set management fee each month that covers everything, our finance

My experience with Gordon James property management has been excellent. As chair of our condo Board, I appreciate that Gordon James has the tools and infrastructure to support our operation. But most of all, I appreciate their property management team. Our property manager, Leila, has both a clear business head and excellent personal skills in her work with our Board. She has improved both our money management and the physical state of the property, balancing good financial practice with the individual interests of the owners. Her work is thorough and timely. I also would like to recognize Nicole, our previous manager, who helped us put in place good business practices and priority-setting, and was a pleasure to work with.

Gordon James has been managing the building for a year and a half and is the third management company the building has had over the last decade. As a board member, GJ is the only company I would recommend. Before GJ, the building experienced countless community manager turnover, lazy management, poor communication across the board + during emergencies, and generally been less than satisfactory. Since we partnered with GJ, Camille has been our community manager and is by far the best manager we’ve had in the last ten years. She is solution-oriented, responsive, responsible, and always professional. While an emergency is never wanted, I feel secure knowing Camille is the one operating behind the scenes to get things done.

Mary on the emergency line at Gordon James Realty is truly exceptional! As a roofing company serving properties throughout Washington DC, we’ve relied on her after-hours support countless times for urgent repairs. She’s always incredibly responsive, calm under pressure, and quick to coordinate access and approvals so we can get leaks, storm damage, and other emergencies fixed fast—often late at night or on weekends. Her consistent helpfulness and professionalism make a huge difference for our team and the property owners we both serve. Thank you, Mary—you’re a standout! Highly recommend Gordon James Realty for their outstanding emergency response.

Gordon James has been my property manager for over 10 years. They have generally done a good job over the years, but have been better more recently with the assistance of Diego who is my new contact for property management. He is always responsive, respectful and efficient, and has been great on managing larger projects/renovations too - it is a pleasure to work with Diego who is one of the main reasons I have stayed as a client.
