Editorial context
Working with a provider in Miami – what matters
When choosing a property management provider in Miami, first establish whether its experience matches the community type. An HOA of single-family homes has different operational needs from a condominium association or a high-rise building. Since FPMS lists several of these categories, prospective clients should ask about comparable communities under management and the proposed scope of services.
The management arrangement also deserves attention. Where both off-site and on-site management are offered, proposals should explain attendance schedules, designated contacts, backup arrangements, and procedures for urgent issues. General statements about availability do not replace agreed response times or clear responsibilities.
Financial administration warrants particular scrutiny. Request sample reports and an explanation of which balances, invoices, and owner accounts the board can access digitally. Establish who checks transactions, investigates discrepancies, and approves reports. FPMS’s stated emphasis on digital financial visibility should therefore be assessed through a demonstration of specific functions.
For resident portals and digital maintenance systems, relevant considerations include access permissions, traceable request status, and data transfer when changing management companies. Qualifications, relevant licenses, and insurance coverage should be supported by current documentation. Finally, compare base fees, additional services, and transition costs across proposals. Reviews can indicate communication strengths and potential weaknesses, but they do not replace an assessment of the agreed service scope. These considerations provide general guidance rather than legal advice.

I am a broker and realtor representing an owner in one of the associations managed by Mayron Diaz, and I have had an excellent experience working with him. Mayron consistently provides outstanding customer service, is very responsive with follow-ups, and always handles matters professionally and efficiently. What I appreciate most is his honesty, positive attitude, and willingness to help. It is refreshing to work with a property manager who truly cares about resolving issues and maintaining good communication with owners, residents, and representatives alike. I highly recommend Mayron Diaz for his professionalism and dedication.
Oscar has an excellent costumer service and knowledge in his work , he resolved the problem i hade with proficiency and knowledge. I have a good experience and I really recommended Oscar , and I wish he growing in his career. I’m very satisfied with the FPMS management company and with the manager in charge of the community.
They have great staff; our assigned property manager, Leidy was on the ball, very capable, knows how to deal with people, worked weekends and off-hours, is no-nonsense, yet has a gentle human approach, and has many connections within the community because of her approach to problems- which is what property management is all about, after all> If there weren't any problems, we wouldn't need a property managment company. I gave them 4 stars because their financial reporting was a mess with our community(which they acknowledged), and despite our giving them ample time(almost a year) to fix the problems they couldn't (or wouldn't..they stonewalled). So we regretably had to fire them, and lose the very valuable and treasured Leidy.
Iliana. has been absolutely wonderful to work with. She is professional, responsive, and truly cares about getting things handled efficiently. Communication was always clear and timely, and she made the entire process smooth and stress free. Highly recommend working with her!
Iliana was so fantastic to deal with! She made a very complicated inquiry for me very simple, I greatly appreciate her professionalism. Your team has a real keeper! You do not find many HOA managers like her in South Florida.
