Editorial context

Working with a provider in Miami – what matters

When selecting a property manager in Miami, the first step is to check whether its experience and service scope match the particular community. Managing a high-rise involves different operational requirements from managing a single-family HOA or a larger planned neighborhood. FirstService Residential explicitly lists these property types. Prospective clients should therefore request a management proposal for their own community rather than assume that every advertised service is included.

In Miami, hurricane-season preparation, ongoing building maintenance, and climate-appropriate landscaping are relevant topics for discussion. A proposal should clearly explain responsibilities, maintenance procedures, external vendor coordination, and communication during disruptions. It should also distinguish between coordinating work and carrying it out.

Financial arrangements deserve close attention, including budget planning, fee collection, reporting, and spending approvals. Since the provider also lists vendor negotiations and board training, clients should establish the scope of these services and any additional charges before signing a contract.

Digital tools such as Connect and HODA can support access to information. Clients should check which features are available to their community and how personal contacts remain involved. Published office hours, availability outside those hours, and agreed response procedures should be assessed separately: office hours alone do not establish round-the-clock personal support. These considerations provide an operational framework for comparing proposals, not legal advice or a substitute for reviewing the management agreement.

I just moved to The Courts at Brickell Key and my first contact with the building was with the management office and couldn’t be better! I felt a very nice environment and energy as soon as I got into the office. Alan was very nice and kind explaining me every single detail that I need to know to go through the process to be accepted. Gabby introduced herself and was so nice and supportive that I said wow! I want to live here! On top of this she was the one who guided me through every single mistake, I made a bunch of them…, to go through the process of approval on the right way. At some point I was shame on me because I sent EVERYTHING wrong and Gabby with all the patience and kindness called me a bunch of time letting me know the correct way to send the things requested by the condominium when she already explained me all of this things VERY clear in the orientation… She was extremely
