Editorial context

Working with a provider in Chicago – what matters

When choosing a property manager in Chicago, first establish whether its experience matches the building type and the association’s structure. FirstService Residential lists high-rises, condominium associations, co-ops and townhome communities. Prospective clients should therefore ask about comparable managed properties and the specific division of responsibilities between the manager and the board. Managing an association does not automatically include leasing or managing an individual unit; any such assignment should be explicitly defined.

Because the provider lists budgeting, accounting and contract management, clear reporting and agreed approval procedures are important points to examine. Before appointing a manager, discuss the scope and frequency of financial reports, access to records and the handling of additional expenses. It should also be clear which services are included in the base fee and which attract separate charges.

For preventive maintenance and project management, review documented maintenance schedules, responsibilities and oversight of external contractors. For resident support, clarify communication channels, backup arrangements and procedures for urgent requests. Published office hours alone do not establish availability outside those hours.

The website also mentions guidance concerning the Illinois Condo Property Act. Ask directly about the scope and limits of this support; it should not automatically be equated with individualized legal advice. Reviews can provide additional points to consider, but they do not replace an examination of the specific proposal.

I have lived in Chicago for eight years now and I have experienced FirstResidential property management employees firsthand. As a board member, and as someone who lived in several condos, I would not hire this service. Their employees are not efficient, they do not take care of the residents, and do not have the knowledge of the laws when it comes to tenants and their rights. They are lazy, always trying to make their job easier and then doing so put the problem back onto the resident. They do not take accountability for any of the mistakes that they make. They become defensive instead of admitting their lack of knowledge. There are so many other management companies in the city of Chicago. Do not base your choice on price alone. As a board member, I remember we switched to this company and we were sorry. Until this company starts training their employees properly on how to treat peo

Recently i was looking for a new home.Katelin Dorsey, of First Service Residential is fantastic. Her building, One Museum Park East, is meticulously maintained, beautiful landscaped, and an absolute stunner in the south loop. She helped me tremendously and is a fantastic manager. what a dream building to live in. She made our decision

After requesting financial records and seeking explanations regarding how owner funds were being spent, I was met with months of attorney involvement and thousands of dollars in charges posted to my owner account. Many of my interactions with FirstService Residential were routed through association attorney Nicholas Bartzen. After disputing charges that had been assessed to my account, I received additional legal correspondence, collection efforts, a cease-and-desist letter, and threats of lien action. In my experience, owners seeking transparency regarding association finances were treated as adversaries rather than stakeholders. A management company entrusted with millions of dollars in owner funds should welcome accountability and scrutiny, not discourage it.

An enthusiastic thank you for Seonnee, Director of Resident Services at 100 E Walton! Seonnee was such a pleasure to work with as we navigated the contract and required association documents and closing paperwork. Prompt, courteous, and delightful. Thank you Seonnee!

We cannot say enough positive things about Scott Shields and The Orchard. Not only is he amazing with communication, but, he genuinely cares about the building and the overall health and maintenance of it. He's been a godsend as our team has prepared multiple units for sale within the building.
