Editorial context

Working with a provider in Chicago – what matters

When selecting a property manager in Chicago, first establish the association structure and property type involved. A condominium association, a single-family HOA and a housing cooperative have different administrative processes. High-rises, historic buildings and townhome communities also place different demands on maintenance and vendor coordination. First Community Management explicitly lists these community and property types; prospective clients should ask about experience with comparable properties.

Another important consideration is the distinction between full-service and financial-only management. Because the provider describes both options, a proposal should specify who handles resident inquiries, commissions repairs, monitors vendors and prepares meetings. For financial management, useful review points include reporting scope and frequency, assessment collection, payment approvals and reserve planning. The website lists several of these tasks, but it does not replace an individual service agreement.

Working arrangements with the board should establish designated contacts, backup coverage and communication channels. The stated client team provides a starting point for these discussions. Continuous portal access does not mean continuous access to a staff member, so emergency intake, escalation procedures and response times should be clarified separately.

For rule violations and architectural requests, documented procedures and clear decision-making responsibilities are important. Before signing, prospective clients should also ask through the contact form about fees, additional services, contract duration and transition arrangements. These are organizational considerations, not legal advice.

First Community Property Management took over management of our condominium association in Evanston last year. Since then, I have seen a tremendous improvement in both overall management and responsiveness. I just registered on their website, easy to navigate your account information and user-friendly. It's easier for feedback. During the transition, I encountered an automatic payment issue. Each time I emailed with a question, my community administrator, Daniela Pipala, responded promptly and took the time to explain the situation clearly and patiently. Later, when I was traveling for work and failed to respond in a timely manner, she continued to follow up with courteous reminders and worked with me to resolve the issue. I was impressed with her professionalism. Her prompt responses were truly impressive. One evening before Christmas 2025, part of our building experienced hot wa

Just moved into my new building within 24 Hours of closing because timelines got tight with my last lease ending. Roley Supernaw, was super responsive and helpful. They were so quick with responses which was so refreshing because most of my experiences with other building management companies have not been pleasant. Then, when my digital access email didn't come through, I had access within a few hours. Thanks!

I'm in the same subdivision since 2002 and we've had our share of property managers and management companies. We're all extremely happy with the work First Community Management has been doing since they took over almost 2 years ago. No matter if my neighbors or I call their office, we're always able to speak with someone during the regular business hours and they do have an emergency answering service available for after hours. Our emails, calls and concerns are always their first priority and it's not just 1 person, but a whole team who take such a wonderful care of our property. I'd like to also recognize Amy, Amanda and Kevin for always going above and beyond. If anyone is looking for great management company for their property, look no further and definitely give FCM a try.

Ever since purchasing my condo, I’ve had a great experience with First Community Management. In particular, Daniela Pipala. I have many questions and concerns, which is normal after a real estate purchase and during a move. She has been extremely helpful and responsive. Looking forward to more years of working together.

We’ve had a couple of issues come up, and both times Regan was there to help us. She was incredibly fast, professional, kind, and genuinely helpful throughout the entire process. Her calm and warm approach made stressful situations so much easier to handle. We truly appreciate her quick responses, professionalism, and the care she showed while resolving our issues.
